What is the best software for a cleaning business?

The one that turns a cleaning contract into scheduled visits, clocks your cleaners in at the right address, and proves the job got done. Expect $0 to $369 a month for a 10-person crew.

You run a maid service or a janitorial company. Your cleaners work early mornings or late evenings, half of them part-time, and a property manager just emailed to say nobody showed up Thursday. Your schedule lives in a spreadsheet and a group text.

Short answer: pick Jobber for the safest all-in-one, from quote to card payment. Housecall Pro fits growing teams that sell recurring plans. Connecteam is the cheapest per cleaner for scheduling and a GPS time clock if you invoice elsewhere. CleanManager is the most specialized, priced in euros, and SafetyCulture adds quality inspections.

What other lists skip: they rank 7 to 10 tools without checking which ones clock a cleaner in at a specific building, or what a 10-person team really pays. We compared every tool on those points.

How we ranked

How we compared and ranked

Most top results for this search are written by vendors who rank their own tool first, then list competitors with prices that are a year out of date. None of them checks whether a tool can clock a cleaner in at a specific building.

A cleaning company is not a plumbing company. It runs recurring contracts at fixed sites, with part-time cleaners, 6 a.m. shifts and frequent call-outs, and its clients want proof of service. We read every official pricing page, the detail of each plan and public reviews, with a focus on the negative ones, starting from that need.

Rank follows three criteria checked on each vendor's own page, then invoicing and price. Scores are carried over unchanged when the tool already has one in our other rankings.

1
Best all-in-one software for a small cleaning business

Jobber

4.1/5

Jobber is the default pick for a reason. It handles the whole loop a cleaning company runs every week: a recurring job, a reminder to the client, a crew on site, an invoice, a card payment. Public reviews are mostly positive.

The catch is which plan you actually need. Core, at $49 a month for one user, is a scheduling and invoicing tool for a solo cleaner. Checklists, reminders, time tracking and the QuickBooks sync start on Connect, from $139. Automatic time tracking, job costing and two-way texting come with Grow, from $199. Crew scheduling sits in Plus, from $499 for five users. Every extra user adds $29 a month, so a 10-person team on Grow lands well above the sticker price.

Card payments run 2.9% plus 30 cents. The free trial lasts 14 days on Grow, no card needed.

The complaints repeat: useful features (like review requests) locked in pricier tiers, price increases at renewal, and a hard exit because your job history lives inside the tool. Export your client list every quarter and you remove most of that risk.

Standout features
  • Recurring jobs and client reminders
  • Time tracking from Connect
  • Card payments built in
+Pros
  • ✓Polished quotes, invoices and payments
  • ✓Clear app for cleaners
  • ✓14-day trial with no card
−Cons
  • ✗Real price is Connect or Grow, not Core
  • ✗Repeated price increases
  • ✗$29 for every extra user
Verdict

The safest all-in-one for a residential or small commercial crew. Budget Connect at least, and Grow if you want automatic time tracking.

2
Best for growing teams that sell recurring service plans

Housecall Pro

4.1/5

Housecall Pro covers the same ground as Jobber and prices it by bundles of users. Basic, at $59 a month billed annually ($79 monthly), is one user and none of the field tools a cleaning business needs.

Essentials is where it gets useful: $149 a month billed annually for 5 users, with checklist automations, photo reports with annotations, and employee GPS tracking that shows your cleaners on a map. Recurring service plans, the feature that turns a weekly office contract into scheduled visits, only come with MAX at $299 billed annually for 8 users, plus $35 for each extra user.

So for a commercial cleaning company, MAX is the real entry price. For a team of 10, that is $369 a month billed annually. The upside: photo reports with annotations are exactly what a property manager wants when a client disputes a visit.

Standout features
  • GPS tracking from Essentials
  • Photo reports with annotations
  • Recurring service plans on MAX
+Pros
  • ✓User bundles cheaper than per-seat at 5 to 8 users
  • ✓Strong photo proof
  • ✓Familiar to US home-service teams
−Cons
  • ✗Recurring plans only on the top tier
  • ✗Basic is too thin for cleaning
  • ✗$35 per user past 8
Verdict

A strong Jobber alternative if you sell recurring plans and want photo proof. Go straight to MAX, or Essentials if you book recurring jobs another way.

3
Best for large crews on a tight budget

Connecteam

4.2/5

Connecteam does not invoice. It is not an all-in-one, it is the field layer, and for janitorial work it is hard to beat on price. Plans cover your first 30 users, not one seat.

Run the numbers. Basic is $29 a month billed yearly for 30 users, under a dollar per cleaner. The same crew on a per-seat tool easily costs ten times that. Up to 10 users, the free plan is enough to start.

The GPS time clock is on every paid plan. Geofencing (the app blocks clock-ins outside a perimeter around the building) covers 10 sites on Advanced at $49 and unlimited sites on Expert at $99. Clean 40 buildings, and Expert is the plan. Checklists and forms are unlimited, with photos attached.

Public reviews are excellent; the recurring complaint is limited customization on some forms and reports. The 14-day trial needs no card.

Standout features
  • Pricing per 30-user bundle
  • Geofence around each site
  • Unlimited checklists
+Pros
  • ✓Lowest cost per cleaner on this list
  • ✓Free up to 10 users
  • ✓Simple app for crews who hate apps
−Cons
  • ✗No invoicing
  • ✗Geofence capped at 10 sites on Advanced
  • ✗Forms and reports hard to customize
Verdict

The best value per cleaner for scheduling and proof of attendance. Pair it with your invoicing tool, and pick Expert past 10 sites.

4
Best purpose-built option for structured janitorial firms

CleanManager

3.9/5

CleanManager is the only tool on this list built solely for cleaning companies. It started in Denmark and now belongs to the German vendor zvoove. It thinks in cleaning plans per site, supervisors and cleaners, not generic jobs.

Its pricing is the most detailed we found. Each person is billed by role: €40 for an admin, €27 for a supervisor, €9.50 for a cleaner who logs in, €5 for one who does not. Modules come on top: time and attendance €67 a month, audits €53, invoicing €40, payroll €40, quoting €120. The vendor's own examples: €195 a month for 10 cleaners and one module, €483.50 for 32 cleaners and three modules.

Check-ins use NFC tags stuck on site, €3 each with a minimum of 25. The cleaner taps the phone, and the visit is hard to dispute.

For a US buyer, the limits are real: prices are in euros, the contract runs by quarter with one month's notice, data import costs €400 and training €120 an hour. The interface is in English, Danish and German, and the trial lasts 14 days.

Standout features
  • Built only for cleaning
  • NFC tags on site
  • Quality audit module
+Pros
  • ✓Public, detailed pricing
  • ✓€5 cleaners without a login
  • ✓Audits, payroll and quotes in one tool
−Cons
  • ✗Priced in euros
  • ✗Quarterly commitment
  • ✗€400 import fee
Verdict

The most complete cleaning-specific tool, built for European firms. Worth a look if you run supervisors, audits and NFC check-ins at scale.

Best add-on for quality inspections

SafetyCulture (Mitti)

3.8/5

SafetyCulture, now branded Mitti by SafetyCulture, does not schedule cleaners or send invoices. It does inspections, very well. Your supervisor walks a building, fills a checklist on the phone, takes photos, flags issues and sends a report to the facility manager.

The free plan covers 10 seats and 5 active inspection templates, enough for a quality lead and a few supervisors. Premium is $24 per seat a month billed annually, $29 monthly. Per-site pricing exists on Enterprise, on quote.

Its place here: an add-on to Connecteam, or to a schedule kept elsewhere, when a commercial client asks for regular audits. Already on CleanManager? You likely do not need it.

Standout features
  • Mobile inspection checklists
  • Client reports with photos
  • Free up to 10 seats
+Pros
  • ✓Easiest way to run site audits
  • ✓Free for a small quality team
  • ✓Fast to adopt
−Cons
  • ✗No scheduling or invoicing
  • ✗Per-site pricing on quote
  • ✗No public per-site price
Verdict

An add-on, not a replacement for cleaning business software. The free plan is enough to start monthly audits.

Four more tools you will run into

They show up on other lists. Here is why they are not in the ranking.

01

ZenMaid: the maid-service specialist

From $19

ZenMaid targets residential maid services. Starter is $19 a month, capped at 40 appointments a month; Pro is $39 and Pro Max $49, plus $4 to $24 per cleaner. Invoicing and online payments come on every plan. Its pricing article says nothing about clock-in or GPS, and its handful of public reviews call it dated. Confirm on-site clock-in in a demo before you commit.

Swept: janitorial, priced per site

Quote

Swept is built for commercial janitorial companies and prices by location rather than by user, which suits crews spread over many buildings. Its official pricing page did not load for us, so we did not rank it or quote a price. Ask for the per-site price in writing.

Organilog: the French all-in-one

From €19

Organilog leads our French ranking: recurring contracts, offline GPS clock-in and proof-of-visit notices, from €19 per user. Priced in euros and built for French invoicing rules, it makes little sense for a US company.

How to choose

What makes cleaning software fail

Most bad picks come from a question nobody asked before signing. These four cost the most.

Residential or commercial

Maid services need online booking, reminders and card payments. Janitorial companies need recurring visits per building, geofenced clock-ins and inspection reports for facility managers. Jobber and Housecall Pro lean residential; Connecteam, CleanManager and SafetyCulture lean commercial.

Per user or per bundle

A $29 extra-user fee looks small until you multiply it. Ten users on Jobber Grow cost far more than the $199 sticker. Connecteam charges $29 for 30 users. Ask whether a cleaner who only clocks in needs a full paid seat.

Clock-in at the right address

A GPS time clock tells you where the phone was. A geofence refuses a clock-in outside the building, and an NFC tag proves the cleaner stood at a specific spot. Check how many sites the geofence covers: Connecteam caps it at 10 on Advanced.

Price increases and exit

Several Jobber customers report repeated increases and a painful exit because history stays in the tool. Get the renewal price in writing and export clients and jobs every quarter.
  • Price the plan for your whole crew
  • Ask if clock-in-only cleaners need a paid seat
  • Check geofence limits per site
  • Build a month of recurring visits in the trial
  • Send a photo report to one real client
  • Get the renewal price in writing
Rolling it out

Five steps from spreadsheet to app

You picked the tool. This order keeps it from being abandoned after a month.

01

Load sites and contracts first

Week 1

For each site: address, access codes, instructions, frequency and planned hours. The schedule builds itself from there. Start with your five biggest accounts.

Goal
One month of visits generated
02

Write one checklist per site type

Week 1

Offices, common areas, restrooms: ten lines at most, with a required photo where clients complain the most.

03

Pilot with two cleaners

Two weeks

Pick one cleaner who is comfortable with phones and one who is not. If the second clocks in alone for a week, the whole crew will.

FAQ · 7 questions

Cleaning business software · FAQ

  • How much does cleaning business software cost?
From $0 to about $370 a month for a 10-person team. Connecteam is free up to 10 users and $29 a month for 30. Jobber starts at $49 for one user, but the useful Connect plan is $139 plus $29 per extra user. Housecall Pro MAX is $299 billed annually for 8 users, plus $35 each after that.
  • Is there free cleaning business software?
Yes, for part of the job. Connecteam is free up to 10 users with scheduling, GPS clock-in and checklists, but no invoicing. SafetyCulture is free up to 10 seats for inspections. For invoicing, Jobber and Housecall Pro offer 14-day trials, not free plans.
  • Jobber, Housecall Pro or ZenMaid?
Jobber for the broadest all-in-one and the cleanest payments. Housecall Pro if you sell recurring service plans and want photo reports, on its MAX plan. ZenMaid is cheaper for a small maid service, but its Starter plan caps you at 40 appointments a month and we could not confirm on-site clock-in.
  • What is the best software for commercial janitorial work?
One that schedules visits per building and clocks cleaners in on site. Connecteam with Expert covers unlimited geofenced sites for $99 a month, CleanManager uses NFC tags and audits, and SafetyCulture adds inspection reports. Pair Connecteam with QuickBooks or another invoicing tool.
  • How do I prove my cleaners were on site?
Combine a location check with proof of work. A geofence or NFC tag proves presence; a completed checklist and before-and-after photos prove the work. Housecall Pro's annotated photo reports and SafetyCulture's inspection reports are easy to forward to a facility manager.
  • Do cleaners need a paid seat each?
Usually yes on per-user plans. Jobber charges $29 per extra user and Housecall Pro $35 past 8 users. Connecteam bundles 30 users in its base price, and CleanManager charges €5 for a cleaner without a login. Ask the vendor before you count seats.
  • How long does it take to roll out?
Two to four weeks for most teams. Week one goes to loading sites, contracts and checklists; the next weeks to a two-cleaner pilot, then the whole crew. Use the 14-day trials of Jobber, Housecall Pro or Connecteam for the pilot itself.
