What is the best self storage software in 2026?
Good self storage software collects rent, chases late payers and locks the gate on delinquent units while you sleep.
You run a storage facility, a few sites, or a valet storage business, and you still juggle a spreadsheet, paper leases and gate codes you change by hand. Self storage management software brings it into one place: the unit map, online rentals, e-signed leases, autopay, late notices and gate access.
The short answer. Stora is the most complete option for a modern, unstaffed facility: website, online move-ins and Nokē smart lock support, priced by unit count. Storeganise is the only tool built for valet storage too, from $90 a month. SiteLink and storEDGE from Storable are the industry standard for large US portfolios, at a quoted price. Easy Storage Solutions stands out with built-in tenant protection and an optional call center. EasySpace leads for European operators with a flat €139 a month, and Kinnovis bundles its own access hardware module.
What the software directories skip: the subscription is only part of the bill. Card processing fees, gate integration and data migration change your real cost. We compared those three line items for every tool.
The ranking is editorial: a sponsored spot is always labeled on its card, and no affiliate link changes a score.

The ranking targets owners and operators running anything from a few dozen to several thousand units, on one site or many. Only two ranked vendors publish a price; the rest are marked "quote only" and were scored on their published features and on what operators report.

How we compared and scored
This page is for people who rent storage units: a first-time owner opening a facility, a mover who stores for customers, an operator with a portfolio of sites. It does not cover warehouse management systems, which track pallets and SKUs rather than tenants.
Self storage software does three jobs at once. It sells (unit map, online rentals, e-signed lease), it collects (autopay, late notices, fees) and it opens the gate (codes, badges, phone entry). A tool that nails the first job and fumbles the third leaves you managing gate codes by hand. Our criteria follow those three jobs.
Clear pricing and total cost weigh 25%: subscription, card processing fees, paid add-ons, data migration. A vendor that publishes a number gets credit, because you can compare it before sitting through a demo. Payments and collections count for 20%, gate and access control for 20%, online rentals and the website for 20%. Language and compliance weigh 15%: interface languages, invoicing rules, data hosting.
We then read operator feedback, starting with the bad reviews. Three complaints keep coming back: price hikes mid-contract, card rates set by the vendor, and support that slows down after an acquisition. Those complaints pulled several scores down.

EasySpace
EasySpace is built in France, and its feature list shows it: electronic invoicing, compliance with French anti-fraud VAT rules, GDPR and data hosted in France. It has an English site and FAQ, but its real home market is Europe.
Its pricing is the simplest we found: €139 a month excluding VAT, no cap on units, every feature included. Whether you run 60 units or 600, the bill stays the same. An option at €59 a month adds priority support and expert onboarding. Users and multi-site dashboards are unlimited.
On the sales side, tenants get quotes and leases online, sign remotely and pay by card or SEPA direct debit. Late notices and payments run around the clock. For access, EasySpace says it works with the most widely used access control systems and locks out late payers automatically. Standard integrations are free; a custom integration is quoted.
The catch: it is a young vendor with fewer than ten public reviews, all strong, but too few to judge long-term support. It does not advertise tenant insurance, an app marketplace or multi-currency billing, and it bills in euros only. A US facility will find better local options below.
Tip: book the free 60-minute demo and bring the make and model of your gate system. That is where you find out whether your access hookup is standard, so free, or custom, so billed.
- Flat price, no unit cap
- French e-invoicing compliance
- Data hosted in France
- ✓Public, easy-to-budget price
- ✓Unlimited users
- ✓Card and SEPA direct debit
- ✗Few public reviews so far
- ✗Data migration billed separately
- ✗Euro billing only
The pick for a European facility that wants a fixed price and compliant invoices. Check the gate integration during the demo.
Stora
Stora, a UK-based vendor that also sells in the US, delivers a turnkey facility. Even the Essentials plan includes a customizable website, online booking, online move-ins, recurring billing, a CRM and an app marketplace, for 5 team members. Advanced adds automated rate increases, dynamic pricing, smart entry integrations, auto unit allocation, advanced reports, collections, a public API and 10 team members. Premium opens custom roles with 80+ permissions, phone support and unlimited users.
Access is the strong point. Connected to Nokē smart locks, Stora lets tenants enter with their phone or a badge, locks out delinquent tenants automatically and supports fully unstaffed move-ins. For a site open late with one manager, that changes daily life.
The price is not readable upfront: you calculate it by unit count on the vendor's pricing page. Each plan combines a fixed subscription, Stora transaction fees and Stripe fees, Stripe being the required payment processor, including 0.5% Stripe Billing on subscriptions. ID verification is charged per attempt.
The catch: operators say the website is hard to customize and weak on SEO settings, reporting falls short across multiple properties, and the offers section is clumsy on mobile. One review also notes you cannot block a move-in until the paperwork is complete.
Tip: open your account during construction. Stora is free until your facility opens, then annual billing gives you two months free. Above $70,000 processed per month, negotiate your payment rates.
- Website and online booking included
- Nokē locks and phone entry
- Free before opening
- ✓Unstaffed facility ready
- ✓Dynamic pricing on Advanced
- ✓Two months free on annual
- ✗Price calculated, not shown upfront
- ✗Stripe and transaction fees on top
- ✗Limited website editing
The most complete option for an automated facility. Work out total cost with processing fees before you compare it with a flat price.
Storeganise
Storeganise does something no other tool in our comparison advertises: it runs valet storage, where your team picks up boxes at the customer's home and stores them for them. You can charge per plan or per item, which fits a mover-storage business. It also handles a classic self storage facility.
The starting price is public: $90 a month. The calculator covers 1 to 20 sites and up to 10,000 units and bills in USD, AUD, GBP or EUR, monthly or annually. Onboarding is free, with two 50-minute integration calls and a free trial.
The base package is broad: contactless booking, customer portal, management portal, an AI booking assistant, unlimited users, e-signature, automated billing, an interactive site map, multi-language support and an open API. For a multi-country portfolio, that is a real edge.
The catch: $90 does not cover everything. Add-on modules, custom integration support, data import and support beyond a monthly volume cost extra. Users miss e-signatures on valet pickup and delivery orders and find the customer interface plain. On the plus side, several reviews say integration bugs get fixed within the day.
Tip: get data import and every integration quoted in writing before you sign, using your real unit and site count. That is where the gap opens between the starting price and your invoice.
- Valet pickup and delivery storage
- Public starting price
- Multi-currency and multi-language
- ✓Only tool built for valet
- ✓Free onboarding
- ✓Fast bug fixes
- ✗Paid add-ons and data import
- ✗No e-signature on valet orders
- ✗Plain customer interface
The obvious pick if you store what you collect from customers. For a plain self storage site, compare it with Stora first.
Kinnovis
Kinnovis is built in Austria, just outside Vienna. It covers the whole journey: site map, automated emails, booking portal, tenant portal, analytics, integrations, and its own access control module, Kinnovis Access. Having access and billing from the same vendor means one less party to call when the gate refuses a tenant who has paid.
Operators praise the dashboard, which one calls dummy proof, and the detailed map of each site, which shows free, reserved and overdue units at a glance. Public ratings sit around 4.6 out of 5, on a small number of reviews.
Kinnovis keeps its price off the website. You fill in a form, then the vendor sends a custom breakdown. That costs it points in our scoring: you cannot compare it with Storeganise or QuikStor before talking to sales.
The catch: phone support is described as slow, while chat and email respond better. One operator also describes a disorganized follow-up once the contract is signed. US-specific features such as tenant insurance are not advertised.
Tip: ask for the access module and the management software in the same quote, priced separately. That lets you compare it with a competitor connected to another gate brand.
- Kinnovis Access module
- Detailed map of each site
- European vendor
- ✓Very simple dashboard
- ✓Access and software from one vendor
- ✓Tenant portal included
- ✗No public price
- ✗Phone support called slow
- ✗Post-sale follow-up criticized
A solid European option if you want access and management in one place. Get the written quote and compare.
SiteLink and storEDGE (Storable)
SiteLink and storEDGE are Storable's two management platforms. Storable brought SiteLink, storEDGE and the SpareFoot marketplace together in 2018. On owner forums, SiteLink has been called the number one management software. storEDGE, the newer one, felt more intuitive to an operator who switched from SiteLink, with good integration between the website and online rentals.
For a large portfolio, the draw is the ecosystem: website, online rentals, integrated payments and marketplace visibility. Both platforms handle collections, late notices and the main US gate access systems.
The downside shows up in operator reviews. SiteLink is described as a bit pricey for a smaller facility and not very user friendly at first. Since the acquisition, some customers say support now takes days, price increases are regular and some modules became paid add-ons. Storable now sets its own card processing rates, so you cannot shop around for a processor.
The catch: if you run one small site, you pay for reach you may not use. Smaller operators on forums report leaving SiteLink for cheaper, simpler tools.
Tip: before signing, ask for the exact card rate for your facility, in writing, and compare it with a quote from an independent processor.
- Widely used in the US
- SpareFoot marketplace
- storEDGE easier to learn
- ✓Full ecosystem
- ✓Good website and rental integration
- ✓Familiar to staff you hire
- ✗Card rates set by Storable
- ✗Slower support since the acquisition
- ✗Pricey for one small site
The reference for a large US portfolio. For a single small facility, Stora or QuikStor cost less to get started.
Easy Storage Solutions
Easy Storage Solutions is the only tool in our comparison that advertises built-in tenant protection, Auto-Protect. It also bundles a 24/7 online rental site, cloud access control with gate codes, automatic lockouts for late payers, autopay and a free marketing website. As an option, an outsourced call center answers for you.
For an unstaffed site, that call center matters more than it seems: it catches the prospect who hesitates on the phone and the tenant who forgot a code. Operators on forums say they left SiteLink for it, citing price and ease of use.
It has more than 700 public reviews with a rating close to 4.8 out of 5, the largest volume in our comparison. The recurring complaint: frequent price increases, on the software and on card processing.
The catch: no price on the website, and the increases are a real budget risk over a multi-year contract.
Tip: ask for the history of price increases over the last three years and get a cap on annual increases written into your contract.
- Built-in tenant protection
- Optional call center
- 700+ public reviews
- ✓Free marketing website
- ✓Automatic lockouts
- ✓Highly rated by operators
- ✗Frequent price increases
- ✗No public price
- ✗US market only
A strong pick for a US facility that wants insurance and phone coverage. Negotiate a price cap before you sign.
What self storage software really costs over a year
Few vendors publish a number. For the rest, rebuild your real cost from four line items: subscription, payment fees, access integration and data migration.
The subscription
Storeganise: from $90 a month, $1,080 a year before add-ons. QuikStor: $1 per unit per month capped at $295 per site, plus $999 setup. EasySpace: €139 a month excluding VAT, €1,668 a year, any unit count. Stora: calculated by unit count, two months free on annual billing. The others: quote only.
Payment fees
The line item directories ignore. At Stora, every payment carries Stora transaction fees and Stripe fees, plus 0.5% Stripe Billing on subscriptions. At Storable, the vendor sets the card rate. Every half point of fees applies to everything you collect: multiply it by your annual revenue and set it next to the subscription.
Access and migration
Your gate integration can be free (standard integrations at EasySpace) or quoted separately. Importing data from your old software is extra at Storeganise and on request at EasySpace. Get both priced in the first quote.
- Is the price flat or based on unit count?
- What fees apply to each card or ACH payment?
- Can you keep your own payment processor?
- Is your gate system supported at no extra cost?
- Is importing your leases and payment history priced?
- Is there a cap on annual price increases?
Other self storage tools worth knowing
These names come up in directories and searches. They are not ranked because they target another market or because we lack enough reliable information to score them.
Other tools
QuikStor: pay per unit, no contract
Public priceQuikStor publishes a rare thing in this market: $1 per unit per month, capped at $295 per site, plus $25 a month per site for a WordPress website and $999 for setup. No long-term contract, 30 days' notice. We did not rank it because its feature details are thinner than the six above, but its pricing is a useful benchmark for any quote.

Nokē: smart locks, not software
AccessNokē by Janus International is a smart lock system, not management software. Tenants open their unit from their phone. It connects to Stora. If you already have Nokē hardware, pick software that supports it.

What goes wrong when choosing self storage software
These mistakes come up again and again in operator reviews. None of them shows on a pricing page.
Pitfalls
Comparing subscriptions without payment fees
PriceA low subscription can hide high transaction fees. At Stora each payment carries Stora and Stripe fees; at Storable the card rate is set by the vendor. Run the fees on your real monthly revenue.
- Ask for
- The per-payment rate, in writing
Signing without a price cap
ContractThe top complaint about Easy Storage Solutions and SiteLink: frequent increases on software and card processing. A cap on annual increases gets negotiated at signing, never after.
- Negotiate
- An annual increase cap
Forgetting the gate during the demo
HardwareSoftware that does not talk to your gate leaves you changing codes by hand. Give the exact brand and model of your access system at the first meeting, and ask whether the integration is standard or custom.
- Check
- Is your gate supported?
Letting tenants move in before the lease is signed
RiskOne operator regrets not being able to block a move-in until documents are complete. Make sure your software ties the gate code to a signed lease and a first payment.

Your questions about self storage software
How much does self storage software cost per month?
Only a few vendors publish a number. Storeganise starts at $90 a month, QuikStor charges $1 per unit capped at $295 per site, and EasySpace bills a flat €139 excluding VAT. Stora prices by unit count, and SiteLink, storEDGE, Easy Storage Solutions, Tenant Inc and Kinnovis quote after a demo. Add card processing fees to every figure: they often outweigh the subscription.
What is the best self storage software for a small facility?
For a single facility with a few hundred units, look first at a vendor with a public price and no long contract. QuikStor's per-unit pricing with a 30-day notice period keeps the risk low, and Stora is free until your site opens. Operators on forums describe SiteLink as a bit pricey for a smaller facility.
SiteLink or storEDGE: which one should you pick?
Both belong to Storable, so the choice is about workflow, not the company. Operators call SiteLink the long-time market reference but hard to learn at first; one who moved to storEDGE found it more intuitive, with tighter links between the website and online rentals. Ask for the card processing rate in writing either way.
Which software works with gate access and smart locks?
Most of the ranked tools connect to access control. Stora integrates with Nokē smart locks for app or badge entry and automatic lockouts, Kinnovis ships its own Kinnovis Access module, and Easy Storage Solutions offers cloud access control with gate codes. Bring your exact gate brand and model to the demo.
How hard is it to switch self storage software?
The software is the easy part; the data is the hard part. Storeganise bills data import as an extra, and EasySpace offers migration as an on-request service, with no public price for either. Export tenants, leases, unit rates and payment history to a spreadsheet before you cancel the old tool.
Does self storage software include tenant insurance?
Rarely as a built-in feature. Easy Storage Solutions is the only tool in our comparison that advertises integrated tenant protection (Auto-Protect). With the others, plan a separate insurance partner and check that the software can bill it as a line on the monthly invoice.
Is there free self storage management software?
Not for a facility that is open and renting. Stora is free until your site goes live, which covers the build-out phase, and Storeganise offers a free trial with free onboarding. A spreadsheet works for a couple dozen units, but it will not chase late payers or lock a gate.
Can software handle valet storage with pickup and delivery?
Yes, but few tools do it well. Storeganise is the only one in our comparison built for valet storage, with pricing by plan or by item. One caveat from users: e-signatures are not available on pickup and delivery orders, so keep a paper or photo proof for now.
