Lodgify alternatives: where to go, and how to leave without a single double booking

Seven vacation rental platforms compared, a router by reason for leaving, and a ten-step migration plan.

The short answer: Hospitable if you want automated guest messaging without paying for Professional, OwnerRez if your bookings lean on Vrbo and you want no booking fees and no contract, Smoobu for a close like-for-like swap, Guesty for one to three listings on Lite and a path to property management on Pro, Beds24 for the lowest bill if you like to tinker, Hostaway once you manage 15 units or more, and Uplisting if you want public pricing and free one-on-one onboarding. One caveat up front: with one or two rentals and a real direct booking site, Lodgify is often still the right call. What gets expensive is the third property, the contract and the locked features.

The ranking is editorial: a sponsored spot is always labeled on its card, and no affiliate link changes a score.

The real reasons

Why hosts leave Lodgify, and who should stay

Lodgify is run by Codebay Solutions Limited, an English company, and its contract falls under English law and English courts. Hosts still rate it well for ease of use, its direct booking site and its channel sync. People rarely leave because it doesn't work. They leave over the contract, a per-property price that climbs fast, features held back for higher tiers, and support that is hard to reach when a channel drops. Six reasons, each one checked.

Who should stay on Lodgify. Three kinds of hosts. Owners of one or two units who live off direct bookings: Starter gives them a no-code site, a booking engine and payments, which few tools match at that level. Hosts locked into an old low rate, who would pay more on any new contract. And managers on Ultimate who really use owner statements, guest invoices and the guest app: getting all of that elsewhere often means a quote-only plan.

The third property changes everything

Basic covers one property and Starter two at most. From the third, you need Professional, from $44 per property per month on a two-year commitment. That puts three rentals at roughly $132 a month and ten at roughly $440, as a ballpark, since the pricing page only says the price scales with the number of properties. Hospitable lists $74 for the same three.

Auto-renewal with no heads-up

Your plan renews for the same term until you cancel. You have to cancel at least one day before the end of the term from your account, or five days before by email. No reminder goes out before the charge, and an early cancellation refunds nothing. Hosts report finding out from the invoice, being locked into another full year, or being billed after they stopped using the service.

Prices can rise mid-relationship

The terms allow a price increase on 30 days' notice, applied from your next term. On a two-year commitment, the renewal happens at the new rate. Recent reviews mention renewals that came in higher than the price they were quoted.

Automation costs a plan upgrade

Automated guest messages, security deposits and Google Vacation Rentals arrive with Professional. Tasks, check-in, SMS and the guest app arrive with Ultimate. A two-unit host who just wants door codes sent automatically has to move up a tier, and pay that tier for every property.

Slow support and dropped channels

Negative reviews keep coming back to two things: support that is hard to reach when something breaks, and disconnections with Airbnb, Booking.com or Vrbo. Some hosts saw a direct connection withdrawn and had to fall back on iCal, which syncs more slowly. A three-unit owner who moved to OwnerRez left for exactly this reason.

Your data is not handed back

When the contract ends, Lodgify may delete all your data and has no obligation to give you a copy. Backups are your job. There is a CSV reservations export, but it may not reach back to your earliest bookings: check the date range it covers before you cancel.

The 7 alternatives

Lodgify alternatives, tool by tool

Each profile covers why to switch to that tool, who it suits, its catch, how to move your portfolio and its price, read from the vendor's own pricing page. None of them imports Lodgify in one click. The common method: export your reservations and listing content, reconnect channels from the new tool, and keep Lodgify running until cutover. Scores come from our vacation rental software ranking. If you also run hotel rooms, our hotel channel manager comparison covers that case.

01

Hospitable: automated messaging without a tier jump

Automation

Why switch to Hospitable. On Lodgify, automated messages come with Professional. Hospitable is built around them: sending guest messages automatically is the heart of the product, not an add-on for the top plan.

Who it's for. Hosts with 1 to 10 units, mostly on Airbnb, who spend too long answering the same questions.

Who it's not for. Hosts who sell mostly direct: direct bookings carry a commission.

The catch. Vrbo. As long as Lodgify stays connected to your Vrbo listing, Hospitable can neither read the calendar nor push rates and availability. Disconnect Lodgify on the Vrbo side first.

How to migrate. Connect Airbnb from Hospitable once Lodgify's access is removed, then Vrbo and Booking.com. Upcoming reservations come through the channels; only your direct bookings need rebuilding.

Pricing. Free Essentials plan, then Host from $29 a month. Three properties come to $74 (Professional at $59 plus $15). 12% off yearly, 14-day trial with no card.

OwnerRez: the deepest option with no booking fees

Vrbo, no fees

Why switch to OwnerRez. One price for your portfolio, with no setup fees, no booking fees and no contracts. That is the opposite of Lodgify's model, where every property adds a subscription and the commitment renews on its own.

Who it's for. US owners with 3 to 20 units who sell heavily on Vrbo.

Who it's not for. Hosts who want a simple screen on day one: the interface is dense.

The catch. The learning curve, and a product shaped around the US market.

How to migrate. OwnerRez has an official guide for switching vendors: iCal calendars, its Channel Bridge tool and Excel templates for booking and payment history. Credit cards are never imported, so guests with a balance due will need a payment link. Afterwards, OwnerRez connects to Zapier.

Pricing. $88 a month for 5 properties, on a sliding scale. 14-day trial.

Smoobu: the closest like-for-like swap

Like-for-like

Why switch to Smoobu. It is the tool closest to Lodgify: channel manager, booking website included, messaging and payments, with pricing that doesn't force a tier based on how many properties you own.

Who it's for. Owners and small managers with 1 to 20 units on Airbnb, Booking.com and Vrbo who want to keep a direct site.

Who it's not for. Hosts who need very responsive support, the most common complaint in reviews, and anyone who wants to pay in dollars: pricing is in euros.

The catch. The Flex plan takes 0.9% of bookings on top of the subscription. The cancellation notice is 30 days, and the yearly discount commits you.

How to migrate. Add your properties, then link Airbnb, Booking.com and Vrbo through its channel manager. If Airbnb says the listing is already connected, Lodgify's access has not been removed yet.

Pricing. From €29 a month on Flex, plus 0.9% of bookings. Three properties come to about €47 (prepaid, before the annual discount). 10% off yearly, 20% off for two years, 14-day trial with no card.

Guesty: Lite for one to three listings, Pro when you grow

1 listing to a company

Why switch to Guesty. Lite starts below Lodgify Basic per listing, and Guesty has a full property management suite when your portfolio grows, so you don't switch tools again at 20 units.

Who it's for. Lite for one to three listings. Pro for managers of 4 to 199 listings who want to automate teams and owners.

Who it's not for. Anyone who wants a price before talking to sales: Pro is quote-only.

The catch. Moving from Lite to Pro means a different pricing world, and onboarding fees get mentioned: ask for them in writing in the quote.

How to migrate. The pricing page doesn't describe an import: ask sales what they bring over (listings, rates, direct bookings) before you sign.

Pricing. Lite from $9 per listing a month for one to three listings, with a 14-day trial. Pro on a quote for 4 to 199 listings, Enterprise from 200.

Beds24: the cheapest, for hosts who like to configure

Cheapest

Why switch to Beds24. The lowest price on this list, based on your number of properties and channel links. Its booking engine and pricing rules go very deep.

Who it's for. B&Bs, small inns and owners who want to set everything up themselves and pay little.

Who it's not for. Hosts who chose Lodgify for simplicity: the interface takes time to learn.

The catch. Complexity, and price increases flagged by users.

How to migrate. The CSV import takes up to 100 bookings at a time, up to one year back. Never import upcoming Airbnb, Booking.com or Expedia reservations by CSV: let the channel bring them in, or you'll create duplicates. Beds24 also connects to Make.

Pricing. From €15.50 a month depending on the number of properties, plus €0.55 per channel link.

Hostaway: for management companies with 15+ units

Managers

Why switch to Hostaway. When owner reporting, team management and task assignment outgrow Lodgify, Hostaway is built for that volume.

Who it's for. Management companies running other people's homes, from around 15 units.

Who it's not for. An owner with one or two rentals: neither the price nor the product is designed for that.

The catch. No public price. You need a sales call to get your rate.

How to migrate. Ask sales for help moving listings and direct bookings, and get what's included written into the quote.

Pricing. Quote-only, with tiers for 2 to 14, 15 to 49, and 50+ listings.

Uplisting: public pricing and hands-on onboarding

Public pricing

Why switch to Uplisting. The pricing is public and readable, and free one-on-one onboarding imports your listings, rates and calendars. There is also a no-subscription option paid per booking.

Who it's for. Managers with a handful to a few dozen units who want a clear price before signing.

Who it's not for. Hosts who want to pay in dollars: pricing is in pounds sterling.

The catch. Monthly minimums that weigh on a small portfolio.

How to migrate. Book the onboarding session during the trial: the team imports listings, rates and calendars.

Pricing. Operator at £16 per listing a month with a £90 minimum. Manager at £13 per listing, £208 minimum. Without a subscription, 1.5% per booking on Operator, up to ten properties. 10% off yearly, 14-day trial with no card.

Migration plan

Leave Lodgify in ten steps

The rule underneath it all: at no point should any of your calendars be left without software pushing availability. That gap is where double bookings happen. Allow a few days of setup, then one to two weeks running both tools side by side.

01

Find your renewal date

Day -30

In your account's billing section, note the end of your term. Cancel at least one day before from the account, or five days before if you go by email. Early cancellation refunds nothing, so aim for the end of the term. Start the new tool's trial two to three weeks before that date, since most give you 14 days. The 14-day withdrawal right in the terms is for consumers; a host running rentals as a business may not qualify.

Time
10 minutes
Trap
no reminder before the charge
02

Back up everything before you cut

Day -21

Export the CSV reservations report and check the date range it covers, since it may not go back to your first bookings. Also keep listing copy, full-resolution photos, seasonal rates, guest contacts and direct site reviews. When the contract ends, Lodgify may delete everything without giving you a copy.

Time
1 to 3 hours
Risk if rushed
lost history
03

Get your domain back

Day -21

If you bought your domain through Lodgify, ask support for the transfer authorization code. A domain can't be transferred within 60 days of registration. If you bought it elsewhere, you'll just point its DNS records at the new site on cutover day.

Time
a few days
Blocker

04

Check upcoming Vrbo payouts

Day -14

Payments for Vrbo bookings can land after your Lodgify access ends. List stays that are partly paid and those with a balance due later, so you know where every dollar will arrive.

Time
30 minutes
Risk
a payout you can't find
05

Build your properties in the new tool

Day -14

Recreate each property with its rate rules, minimum stay, cleaning fees and occupancy taxes. If Lodgify was wired into other apps through Zapier, switch those automations off too, or you'll get duplicate actions.

Time
1 to 2 hours per property

06

Move Airbnb

Cutover

On Airbnb, go to Account settings, Privacy, Connected services, and remove Lodgify's access. Every linked listing disconnects at once, so only do it when the new tool is ready. Connect the new software straight away and sync. If needed, snooze the listing for a few minutes during the switch.

Time
15 minutes
Risk if rushed

07

Move Vrbo and Booking.com

Cutover

Same order: disconnect Lodgify first, then connect the new tool. On Vrbo, while Lodgify stays connected, another platform can't control the calendar or rates.

08

Let the channels bring reservations in

Cutover

Upcoming Airbnb, Booking.com and Vrbo reservations come through the channel connection. Only enter direct bookings by hand or by CSV. Importing both creates duplicates and wrong calendars.

09

10

Reconnect payments, then cancel

End

Link your Stripe or PayPal account to the new tool. Saved credit cards never move between platforms, so send a payment link to guests who still owe a balance. Then cancel Lodgify and keep a screenshot of the cancellation confirmation.

Migration pitfalls

What makes a Lodgify exit go wrong

A rental software migration rarely fails on cutover day. It fails the evening two guests show up for the same home, or the day the card gets charged. Six pitfalls come up again and again.

The sync gap

Between removing Lodgify and the new tool pushing availability, a booking can land on a taken date. Prepare everything first, then disconnect and reconnect within fifteen minutes.

Duplicate reservations

Importing by CSV the bookings that the channel also brings in doubles your calendar. The day you cancel one, you free up a night that is actually booked.

The forgotten renewal

With no reminder, the date slips by. Put an alert in your calendar a month before the end of term, and another a week before.

Deleted data

Cancelling before exporting risks losing your history, guest contacts and direct site reviews. Back up first, cancel second.

Counting on the refund window

The 14-day withdrawal right is written for consumers. If you rent as a business, don't plan your exit around it.

Expecting Airbnb fees to drop

As soon as software is connected, Airbnb charges a 15.5% host-only fee. That was already true with Lodgify, so switching tools doesn't change it: leave it out of your savings math.

FAQ · 9 questions

Lodgify alternatives: frequently asked questions

  • How much does Lodgify really cost for three properties?

Roughly $132 a month at minimum, on Professional on a two-year commitment. Basic is capped at one property and Starter at two, so three properties means Professional, from $44 per property. Yearly or monthly billing costs more.

  • Does Lodgify charge a booking fee?

The current pricing page shows 0% booking fees on all four plans. Older Starter contracts charged 1.9% per booking, and the terms still allow fees depending on the plan. Check your latest invoice to see which applies to you.

  • Can I get a refund when I leave Lodgify?

Not for cancelling mid-term: paid time isn't refunded, you just keep access until the end of the period. Payment processing fees aren't refunded either.

  • Will I lose my reservations when I switch?

Not upcoming Airbnb, Booking.com and Vrbo reservations: they come into the new tool through the channel connection. Direct bookings have to be recreated, and your history must be exported before the contract ends, since Lodgify can delete it.

  • How long does a Lodgify migration take?

A few days of setup for a small portfolio, then one to two weeks with both tools running. Transferring a domain bought through Lodgify can add a few days.

  • Is there a free Lodgify alternative?

Hospitable has a $0 Essentials plan, but most of its automation starts on Host, from $29 a month. For a full channel manager with a direct site, the cheapest on our list is Beds24, from €15.50 a month.

  • What happens to my direct booking website?

It stops with the subscription. Keep your copy, photos and reviews, and get your domain back: if you bought it through Lodgify, support gives you the transfer code. Smoobu and Beds24 both include a direct booking site to replace it.

  • Do I need to tell Airbnb I'm changing software?

No, but you have to remove Lodgify's access yourself under Connected services in your Airbnb account. Otherwise the new tool can't take over your listings.

  • Lodgify or OwnerRez for a Vrbo-heavy portfolio?

OwnerRez from three properties: $88 a month covers five, with no booking fees and no contract, versus roughly $132 for three on Lodgify Professional over two years. Lodgify keeps the edge for one or two units that want a simpler direct site.
