Overview

What the Livabl Zapier integration is good for

The Livabl Zapier integration links your Livabl account, the platform where people shop for newly built homes, to Zapier, a service that makes apps work together without code. Livabl only speaks first here: it has four triggers that tell Zapier about new leads and updated details, and no action to write anything back.

Leads that reach your CRM on their own. Get Leads starts the Zap each time a lead is added, and the person shows up as a contact in your CRM, ready for follow-up, without anyone retyping a single detail by hand.

Pro leads kept apart. Get Livabl Pro Leads watches only the leads that come through Livabl Pro, so you can route them to their own list or their own owner instead of mixing them with the rest.

A change log for your communities. Get Community Details and Get Company Details react when that information is updated. Send each change to a spreadsheet and you get a running history of what moved.

What Zapier won't do here. Livabl has no action and no search on Zapier. A Zap can't create a lead in Livabl, can't edit a community, and can't look up an older lead before acting. All four triggers work by polling, so nothing is instant. If you are comparing tools, see n8n vs Zapier or our Zapier training.

Vocabulary

Zapier vocabulary in one minute

Eight words from the editor, in plain English. The rest of the page uses them without a reminder.

Zap
Your automation on Zapier: one trigger, then one or more actions that run every time the trigger event happens.
Trigger
The event in an app that starts the Zap. Livabl offers four: two for leads, two for updated details.
Action
What the Zap does after it starts: the step that writes, sends or moves something for you. With Livabl, it runs in another app.
Task
The unit Zapier bills. One task is one action your Zap completes successfully; your plan counts those and nothing else.
Polling vs instant
Polling: Zapier checks the app on a timer and keeps only what's new. Instant: the app tells Zapier itself. Livabl's four poll.
Filter
A step that lets the Zap go on only when the incoming data meets the condition you set, and stops it there otherwise.
Connection
Your Livabl account linked to Zapier once, then reused by every Zap that starts from a Livabl trigger.
Multi-step Zap
Anything beyond one trigger and one action. A filter or a second action turns a Zap into one, and it then needs a paid plan.
Cost

What it really costs

Zapier bills tasks, and none of the four Livabl triggers ever costs one. Only the actions in your other apps count.

  • Premium appNo, it works on the free plan
  • Free plan100 tasks a month, unlimited Zaps
  • Steps per Zap on Free2: one trigger, one action
  • Cost of a Livabl trigger0 tasks

Zapier can check Livabl as often as your plan allows without spending anything. Each action that succeeds afterwards counts as one task, and one that fails isn't counted. The free plan gives you 100 tasks a month, unlimited Zaps, and two steps per Zap: a Livabl trigger plus one action. A filter or a second action needs a paid plan. All four Livabl triggers work by polling, so the grid below sets how often Zapier looks, plan by plan.

Connect

Connect Livabl to Zapier in 3 steps

  1. 01

    Open the Apps page

In Zapier, go to Apps and click + Add connection. You need a Livabl account already, plus access to any community or company you don't own but want the Zap to follow.

  2. 02

    Pick Livabl

Type Livabl in the search box of the dialog, select it, then click Add connection. A new tab then opens on the Livabl side to finish linking the two accounts.

  3. 03

    Sign in and grant access

Sign in to Livabl in that tab and grant Zapier access to your account. The connection then appears on the Apps page, and each Zap built on a Livabl trigger reuses it.

First Zap

Your first Zap: selected Livabl leads into your CRM

GoalEach time a lead is added on Livabl, create a contact in your CRM, but only for the leads that pass your filter.

  1. 01

Create the Zap and set the trigger

Start a new Zap, choose Livabl as the app that starts it and Get Leads as the event. Pick your Livabl connection, then fill in the required access key.

  2. 02

    Test the trigger

Run the test. Zapier brings back the three most recent leads of your account, so you map the next steps on a real lead instead of a blank one.

  3. 03

    Add the filter

Click the plus icon, add Filter and fill its three boxes: the field to look at, the rule, the value to compare with. This makes the Zap multi-step, so it needs a paid plan.

  4. 04

    Add the CRM contact

Add your CRM as the action and map the lead details to the contact fields. Keep a trace of where the lead came from, so you know later that it arrived through Livabl.

  5. 05

    Test, then publish

Test the action and open your CRM to check the contact. If it looks right, click Publish to switch the Zap on for every new lead.

Triggers

The four Livabl triggers

4 events start a Zap when something happens in Livabl. Zapier checks for them at the interval your plan allows.

1

Get Community Details

Polling trigger

In Zapier“Triggers when community details are updated.”

When the details of one of your communities change on Livabl, this trigger passes the updated information to the next steps of your Zap.

How it fires
Zapier goes and looks at regular intervals, and how often depends on your plan: every 15 minutes on the free one.
When to use it
a spreadsheet, a website or a teammate needs to know each time a community's information is edited on Livabl.
Watch out
the access key field is required, so the trigger stays unusable until you paste the key of the connected account.
2

Get Company Details

Polling trigger

In Zapier“Triggers when company info is updated.”

Get Company Details reacts to an update of your company information on Livabl and hands the new version to whatever step comes after it.

How it fires
Zapier goes and looks at regular intervals, and how often depends on your plan: every 15 minutes on the free one.
When to use it
you keep your company profile copied somewhere else and want that copy to follow every change made on Livabl.
Watch out
like the other three, it requires an access key, and a Zap built on it only sees updates made after you publish.
3

Get Leads

Polling trigger

In Zapier“Triggers when new lead is added.”

Each time a new lead is added to your Livabl account, Get Leads starts the Zap with that person's details, ready to be sent elsewhere.

How it fires
Zapier goes and looks at regular intervals, and how often depends on your plan: every 15 minutes on the free one.
When to use it
new home shoppers who contact you on Livabl should land in your CRM or your inbox without anyone copying them over.
Watch out
leads that existed before the Zap was switched on never come through, and the access key field must be filled in.
4

Get Livabl Pro Leads

Polling trigger

In Zapier“Triggers when new LivablPro lead is added.”

This one only listens to Livabl Pro: a new Pro lead starts the Zap, while ordinary leads stay with Get Leads.

How it fires
Zapier goes and looks at regular intervals, and how often depends on your plan: every 15 minutes on the free one.
When to use it
your Pro leads deserve their own treatment, such as a separate list, a dedicated owner or a different follow-up.
Watch out
its key field is labelled apiKey rather than APIKey, but it is just as required as on the other three triggers.
When it breaks

When it breaks

Zapier attaches no help article to Livabl, so the failures you might meet are Zapier's general ones.

Four cases matter with these four triggers. None is specific to Livabl, and each one can cost you a lead or a batch of tasks. If one of them blocks you, our Zapier troubleshooting page is the next stop.

  • Older leads never arrive

A Zap only reacts to what happens after you switch it on. Leads and updates from before stay in Livabl; moving that history elsewhere is a separate job.
  • A loop drains your tasks

A Zap that writes into the very place its own trigger watches sets itself off again and again. Livabl can't receive data from Zapier, but a chain of Zaps elsewhere still can.
  • A bulk import gets held back

When a trigger suddenly returns a huge batch, after a migration or a mass import of leads, Zapier's flood protection can hold those items back instead of running them.
  • One lead, one run

On a polling trigger, Zapier keeps track of what it has already seen, so the same lead never starts the Zap twice, even if it still shows up on later checks.

FAQ

Livabl and Zapier: common questions

01Is the Livabl Zapier integration free?
Yes. Livabl is not a premium app, so it works on Zapier's free plan. That plan gives you 100 tasks a month and unlimited Zaps, each limited to two steps: one Livabl trigger and one action in another app. Sending each new lead to your CRM fits. Put a filter in between, or add a second action, and the Zap becomes multi-step, which needs a paid plan. There are no prices on this page on purpose: Zapier changes its grids too often.
02How many tasks does a Livabl Zap use?
Livabl itself never uses any. The four triggers are free, and so is every check Zapier runs on Livabl. Only the actions in other apps count, one task each when they succeed. A lead turned into a CRM contact costs one task; a lead stopped by your filter costs nothing. If the same Zap also emails the lead's owner, each lead that passes costs two. Check your count after publishing, since a few apps and actions take more than one task.
03Is Livabl on Zapier real time?
No. All four Livabl triggers work by polling: Zapier goes and looks at regular intervals, and how often depends on your plan. That's every 15 minutes on Free, every 2 minutes on Professional, every minute on Team and Enterprise. On paid plans you can change that interval and also run a check by hand from the editor. A new lead can therefore wait until the next check before the Zap starts.
04What does it take to connect Livabl to Zapier?
A Livabl account and a Zapier account, plus access to any community or company you don't own but want the Zap to follow. From the Apps page in Zapier, add a connection, pick Livabl, sign in in the tab that opens and grant Zapier access. You do it once, and every Livabl Zap reuses that connection. Each trigger also asks for an access key in a required field, so keep the key of that same account at hand.
05Why does each Livabl trigger ask for an access key?
Because the access key is a required field on all four triggers, on top of the connection. Without it, the trigger can't run, and the Zap stops at its very first step. On Get Livabl Pro Leads the field is labelled apiKey, on the three others APIKey, but it plays the same role. Use the key of the Livabl account you connected, so the trigger reads the leads and details you expect rather than someone else's.
06What if the Livabl operation you need isn't there?
Then Zapier can't do it with Livabl today. The integration offers four triggers, Get Community Details, Get Company Details, Get Leads and Get Livabl Pro Leads, and nothing else: no action to write into Livabl, no search to find an older lead. Note the exact operation you're missing, check whether another automation tool covers it, and test it on harmless data first. If nothing does, that part stays manual for now.
07Zapier, Make or n8n for Livabl?
Choose on criteria, not on a ranking. Operations first: on Zapier, Livabl only sends leads and updates, so check whether the other tools offer what you're missing. Timing next: on Zapier, every Livabl trigger polls, and how often depends on your plan. Billing last: Zapier counts each successful action as a task, while the triggers cost nothing. Weigh those three points against the way you handle your own leads and updates.
