What's the best software for your pool service company?

A clipboard and a spreadsheet hold up to about 30 pools. Past that, you lose missed stops, chemicals you never billed and whole days of invoicing. Here is the right platform for the size of your route.

A pool route is not random field work. It is a list of pools you visit every week in season, open in spring, close in fall, and repair when a pump dies. Good software keeps a record for every pool, builds today's route, logs readings and chemicals dosed, sends the customer a service report and bills the contract without retyping.

The short answer. Running a pure route business and want the most complete pool tool? Skimmer, billed per pool. Five techs or more and you need to see exactly what each one did? Pool Brain. Your crew doubles every summer? Pool Office Manager lets you switch seasonal techs off. You also do repairs, installs or other trades? Jobber or Housecall Pro, general field service platforms that handle a pool route well enough.

We took every official price sheet and turned it into a monthly bill for three routes: 40 pools solo, 150 pools with three techs, 400 pools with six. All prices are in US dollars, before tax.

How we compared

How we compared these platforms

Search for pool service software and look at who writes the results. Review directories take the top spots, with star ratings and no opinion. The editorial lists mostly come from vendors that rank themselves first, list a dozen tools with prices in different formats, and never explain how they chose. None of them works out what a real route costs, and none of them flags Skimmer's price doubling at 50 pools.

We did the opposite. We read every official pricing page and turned it into a monthly bill for 40, 150 and 400 pools. Then we read public customer reviews, the bad ones first: price increases, features locked on higher tiers, slow setup, flaky route optimization. Finally, we checked what happens to the bill in winter, when half your pools are closed.

PoolTrackr is left out because its vendor says it is only available in Australia and New Zealand. ServiceTitan does not publish prices. Tools with prices we could only read on third-party sites are out too. Category scores are the same as on our other rankings: a tool keeps its score on every page.

1
Most complete for pool routes

Skimmer

4.2/5

Skimmer is the reference for pool route software. Everything starts from the pool: the tech opens the route, logs readings, snaps photos, and the customer gets a service report when the stop is done. Customers rate it around 4.9 out of 5 across more than 220 reviews.

The billing model is unusual. You pay per serviced location, not per tech. Techs, admins, customers and visits are unlimited. A location counts once a month, however many times you visit or however many bodies of water it has. A location you do not visit that month is not billed, so closed pools fall off your winter bill.

The trap is the 50-pool line. Getting Started costs $1 per pool with a $49 minimum, up to 49 pools. Past that you move to Scaling Up at $2 per pool: $300 a month at 150 pools, $800 at 400. Scaling Up is also where quotes, job management, route optimization and recurring tasks unlock, plus phone support. Long-time users are not happy about it. One review is titled "Overpriced! Skimmer, the app pool professionals used to use", and another says the price "quadrupled over the last 5 years".

Add-ons stack up: SMS at $0.029 per message on Getting Started, AI Phone at $99 a month, Marketing Suite at $150, Bookkeeping from $198. CRM and Google Calendar integrations cost $49 and $25 a month on Getting Started but are included on Scaling Up. Photo limits run 5, 20 or 30 per visit depending on plan.

Standout features
  • Billed per pool, unlimited techs
  • Unvisited pools are not billed
  • Service report after every stop
+Pros
  • ✓Built entirely for pool routes
  • ✓Very highly rated by customers
  • ✓30-day money-back guarantee
−Cons
  • ✗Price per pool doubles past 49 pools
  • ✗Route optimization only on Scaling Up
  • ✗Add-ons add up fast
Verdict

Our top pick for a pure pool route business, especially under 50 pools or with many techs on a modest route. With few techs and a big route, a per-tech price like Pool Office Manager's costs less.

2
Best tech accountability

Pool Brain

4.1/5

Pool Brain is built for control. The owner sees every stop, and so does the customer. One user puts it simply: "It lets my customers see that their service was completed." The app works offline and syncs both ways with QuickBooks.

The price is hard to read. There is one all-inclusive plan, with a base fee that is not published, plus $65 per tech. The slider starts at five techs and moves in steps of five. Solo or with three techs, you still pay for at least five seats: $325 a month plus the base fee. Admins are unlimited and setup is free.

Customers rate it 4.8 out of 5 on 25 reviews. The complaints are specific. "The route optimization can be a little finicky sometimes." It is "missing a few things for renovation and construction work". And it "takes time to set it up correctly". A one-star review adds: "The system doesn't provide final cost."

Ask for the base fee in writing before your demo ends, and ask how the five-seat steps apply to your exact crew size.

Standout features
  • Works offline
  • Customers see completed service
  • Two-way QuickBooks sync
+Pros
  • ✓Tight control over every tech
  • ✓Unlimited admins
  • ✓Free setup
−Cons
  • ✗Five techs billed at minimum
  • ✗Base fee not published
  • ✗Weak on renovation and construction
Verdict

Worth it from five techs up, when knowing who did what at which pool becomes the real problem. Below that, you pay for empty seats.

3
Best for seasonal crews

Pool Office Manager

4.0/5

Pool Office Manager charges per active user. The first one costs $125 a month, every extra user $25. Ten users come to $350 a month, whatever the size of the route.

Its edge is the season. Deactivate a seasonal tech when summer ends and you stop paying for that seat the following month. A company that grows from three to six techs for the busy months gets a bill that follows the real calendar.

Solo with 40 pools, it is expensive: $125 a month, more than $3 per pool. With a crew it gets cheap fast: three techs cost $175, six cost $250, however many pools you run. Past roughly 90 pools with three techs, it beats Skimmer's per-pool price.

Options are clearly priced: QuickBooks Online sync for $25, SMS from $10, videos for $25. The 30-day trial asks for a card but charges nothing before day 30. Put a reminder in your calendar.

Standout features
  • Seasonal techs can be switched off
  • Flat price per user, not per pool
  • 30-day trial
+Pros
  • ✓Bill follows the season
  • ✓Cheaper than Skimmer on large routes
  • ✓Clear, priced add-ons
−Cons
  • ✗Expensive for a solo operator
  • ✗Accounting sync costs extra
  • ✗Card required for the trial
Verdict

The best value for a crew of three or more on a route of 100 pools and up, especially if you hire for summer. Solo, Skimmer's $49 is the better deal.

Best for pool and other trades

Jobber

4.1/5

Jobber is a general field service platform, not a pool tool. It handles quotes, scheduling, recurring jobs, invoicing and payments across home service trades. For a pool company that does as much repair and equipment work as weekly service, that breadth is the point.

The entry price is $49 a month for one user on Core, with extra users at $29. Connect starts at $139 and Grow at $199, with lower prices if you pay yearly. The trial lasts 14 days, and the app also runs in Spanish, which helps with bilingual crews.

Reviews praise the ease of use: "The software is also so easy to use." The criticism is about pricing. Users complain about "hiding your key features" behind higher plans, and one says "they KEEP raising the price." Check which plan has the automation you need before you build your process around it.

For pool work specifically, there is no native record of readings or chemicals. You build a custom form for chlorine, pH and salt, and attach it to each visit.

Standout features
  • Quotes, jobs, invoices and payments
  • App available in Spanish
  • 14-day trial
+Pros
  • ✓Very easy to use
  • ✓Strong for repairs and installs
  • ✓Fair price for a solo operator
−Cons
  • ✗No native pool readings
  • ✗Key features locked on higher plans
  • ✗Repeated price increases in reviews
Verdict

The right pick when weekly service is only part of your business. For a pure route, Skimmer does the pool side better.

Best user bundles for small crews

Housecall Pro

4.1/5

Housecall Pro is another general home service platform. It covers scheduling, invoicing and payments for home service trades, and its pricing is built for small crews.

Its pricing is built on user bundles. Basic costs $59 a month billed annually ($79 monthly) for one user. Essentials costs $149 a year-billed ($189 monthly) for five users. MAX costs $299 ($329) for eight users, plus $35 per extra user. For three techs and an office person, Essentials covers everyone.

Like Jobber, it has no native pool readings: set up a checklist for chemistry and dosing on each recurring job. Its user bundles are generous for a small crew, but the jump from five to eight users means paying for MAX.

The trial runs 14 days. Use it to set up a full week of recurring stops, not a single demo job.

Standout features
  • Five users on Essentials
  • Annual billing saves $20 a month on Basic
  • 14-day trial
+Pros
  • ✓Generous user bundles
  • ✓Good for repair and install work
  • ✓Annual billing saves money
−Cons
  • ✗No native pool readings
  • ✗Big jump from five to eight users
  • ✗Monthly billing costs more
Verdict

A solid choice for a mixed service and repair shop of up to five people. A pure route business gets more from Skimmer or Pool Office Manager.

Real cost

What your software costs at 40, 150 and 400 pools

Pool software is billed one of three ways: per pool (Skimmer), per tech or user (Pool Brain, Pool Office Manager, Jobber), or in user bundles (Housecall Pro). The best model depends on how many pools each tech covers. Here are the three most common cases at public prices.

Solo, 40 pools

Skimmer Getting Started: $49 (the minimum). Jobber Core: $49. Housecall Pro Basic: $59 billed annually. Pool Office Manager: $125. Pool Brain: at least $325 plus the base fee. Solo, stay away from seat minimums.

3 techs, 150 pools

Jobber Core with two extra users: $107. Housecall Pro Essentials: $149 billed annually. Pool Office Manager: $175. Skimmer Scaling Up: $300. Pool Brain: $325 plus the base fee. Here, per-pool billing starts to cost more.

6 techs, 400 pools

Pool Office Manager: $250. Housecall Pro MAX: $299 billed annually for up to eight users. Skimmer Scaling Up: $800. At this size, per-pool billing costs about three times a per-user plan.
  • Count pools and techs at the peak of the season, not in winter.
  • Divide the monthly price by your pools: that is your real software cost per pool.
  • With Skimmer, check whether you will pass 49 pools this year: the price per pool doubles.
  • With Pool Brain, count the five-seat steps, not your real techs.
  • With Jobber and Housecall Pro, check which plan holds the automation you need.
  • Ask for a full data export before you sign, and run it once during the trial.
Pool pro tips

Six ways to pay less and run a tighter route

Pool software pays for itself in two places: hours saved on invoicing and chemicals billed back. It wastes money in three: seats paid in winter, a pricing tier you did not see coming, and data you cannot take with you. Six tips from the price sheets and customer reviews.

01

Cut your bill in the off-season

Winter

On Skimmer, a pool with no visit that month is not billed, so closed pools drop off the winter invoice. On Pool Office Manager, deactivate seasonal techs at the end of summer and their seat disappears the next month. With per-user tools, ask whether you can lower your license count for the winter.

Saves
Winter seats and pools
02

Work out your price per pool, not per month

Math

Divide the monthly price by your number of pools. Solo with 40 pools: Skimmer comes to about $1.23 per pool, Jobber Core the same, Pool Office Manager more than $3. Compare that to what you charge per visit: it is the slice of every contract that goes to software.

Formula
Monthly price ÷ pools
03

Plan for Skimmer's 50-pool jump

Skimmer

At 49 pools, Skimmer costs $49. At 50, you move to Scaling Up at $2 per pool, so $100. If you expect to cross that line this season, compare with a per-user tool from the start: at 150 pools with three techs, Pool Office Manager costs $175 against Skimmer's $300.

Per pool
$1 then $2
04

Bill back every chemical you dose

Margin

Load your chemical list with sale prices into the tool before the first route. Techs add what they dose during the stop, and it lands on the invoice. Chemicals noted on scrap paper are margin you never see.

When
Before the first route
05

Test offline mode with a fake stop

Field

Backyards in rural areas lose signal. During the trial, put your phone in airplane mode, log a fake visit with readings and photos, then go back online. Check what synced and what did not: starting a route, invoicing or loading maps often needs a connection.

Time
Ten minutes
06

Get a full export before you commit

Exit

Ask for an export of customers, pools, service history and invoices in an open format, and run it once during the trial. Repeated price increases are the top reason people leave in reviews: the day you want out, you will know what you take with you.

FAQ · 8 questions

Pool service software · FAQ

  • What is the best pool service software for a one-person business?
Skimmer at $49 a month under 50 pools, or Jobber Core at $49 if you also do repairs. Avoid Pool Brain, which bills at least five techs, and Pool Office Manager, which costs $125 for one user. Above 49 pools, re-run the math: Skimmer's price per pool doubles.
  • How much does pool service software cost?
From $49 to several hundred dollars a month, depending on how it bills. Per pool, Skimmer charges $1 then $2. Per user, Pool Office Manager charges $125 for the first and $25 for each extra. Per tech with a minimum, Pool Brain starts at five techs at $65 each plus a base fee.
  • Is Skimmer worth the price?
Under 50 pools, yes: $49 a month for a tool built entirely for pool routes. Past 49 pools, the price per pool doubles and long-time users complain about increases. With three techs and 150 pools, Pool Office Manager costs $175 against Skimmer's $300.
  • Can a general field service app work for a pool route?
Yes for scheduling, invoicing and payments, no for pool records out of the box. Jobber and Housecall Pro have no native chemistry logs: you build a form for chlorine, pH and salt. If pools are 90 percent of your work, a pool-specific tool saves that setup.
  • Do I need different software for pool construction and service?
Often, yes. Route tools are weak on projects: Pool Brain users mention gaps for renovation and construction work. If builds are more than half your revenue, keep a quoting and project tool next to your route software, or pick Jobber, which handles both reasonably.
  • Does pool service software track water chemistry?
Pool-specific tools do: Skimmer is built around readings and photos on every stop. General tools need a custom form. Before you sign, check that a pool's reading history shows on its record, not only inside each service report.
  • How do I avoid paying for software in winter?
Pick a tool that follows your season. Skimmer does not bill pools you do not visit that month. Pool Office Manager stops billing a deactivated tech from the next month. With other tools, negotiate a winter license count before signing.
  • Does pool service software work offline?
Partly. Pool Brain advertises offline work. In general, logging readings and photos works without signal, while starting a route, invoicing or maps may need a connection. Test it during the trial in airplane mode with a fake stop.
