Guesty alternatives: where to go and how to switch without breaking anything

Eight destinations in detail, one per reason for leaving, and an eight-step migration plan.

The short answer: Hostaway if you run a 15+ unit management company and want a tool of the same weight, Hospitable if you have 1 to 10 units and mostly want automated guest messaging, OwnerRez if Vrbo is a big channel and you never want a contract again, Hostfully if you want a published per-property price, Uplisting if you want a clear price and free 1:1 onboarding, Smoobu if you operate in Europe and want euro pricing, Lodgify if your direct booking site matters most, and Beds24 if you want the lowest bill and like to tinker. One thing to know before you pick: once your Guesty account is deactivated, you lose access to your data. Export first, cancel second. We compared the eight destinations in this guide and checked their prices on each vendor's own pages in 2026.

The real reasons

Why hosts leave Guesty, and what leaving costs

Guesty is one of the most complete property management systems (PMS) on the market, and plenty of its customers are happy. People rarely leave over missing features. They leave over the bill, the commitment, support, and, in 2026, a forced move for everyone still on Guesty for Hosts. Six reasons, all checked.

Pro pricing you only see after a sales call

Guesty Lite shows its price: from $9 per listing per month plus 1% per reservation, for portfolios of 1 to 3 listings. At listing number four you move to Guesty Pro, built for 4 to 199 listings, and the price becomes "Get a quote." Past 200 listings it's Enterprise, on a custom offer. So comparing means talking to sales first. On review sites, several customers describe a gap between what was promised in the pitch and what they got after signing.

A percentage of every booking

Depending on your contract, Guesty Pro bills one of two ways: a fixed fee per listing, or a percentage of your Gross Booking Value (GBV, the sum of every line on the guest invoice). On the percentage model, your software bill rises with revenue even when your unit count stays flat. A great summer costs more in software. Check which model your contract uses before you compare it with a flat-fee tool.

Fees that stack up line by line

A Guesty invoice can carry separate lines: an accounting module (with a one-time onboarding fee and $0.95 per ACH payout), premium channels, GuestVerify screening billed per guest or reservation, Advanced Analytics, websites. On the percentage plan, a guest cancellation is still billed, and a host cancellation costs $3. Add up your last invoice: that total is your real starting price.

A commitment that holds you in

Guesty bills monthly or annually, and its FAQ says the core software price doesn't change during your contract. On the customer side, the complaint that keeps coming back on review sites is an annual plan signed in a hurry and then endured. Simple rule: read your contract's end date and renewal terms before you start anything, and aim to leave at the end of the term.

Support called slow, setup called long

On review sites and host forums, the criticism is about tickets that drag and a setup that takes many back-and-forths. For a small portfolio, the interface is often called clunky. That isn't everyone's view: the overall rating stays high and many managers praise its depth. But if support is your pain point, it's a real reason to go.

Guesty for Hosts lost support: the move was forced

Guesty for Hosts (formerly Your Porter) has had no support since early 2026. Users move to Guesty Lite or Pro, where a Guesty onboarder reconnects Airbnb, Booking.com and Vrbo with them, and an upgraded Vrbo connection drops to standard on Lite. Since every channel gets reconnected anyway, that's the right moment to compare.

The 8 alternatives

Guesty alternatives, one by one

For each tool: why switch to it, who it's for, its catch, how to migrate from Guesty, and what it costs. Prices are what each vendor shows in 2026, in the currency the vendor bills in. Scores match our other vacation rental pages.

01

Hostaway: the direct swap for Guesty Pro

15+ units

Why switch to Hostaway. It plays in the same league as Guesty Pro: a channel manager (the module that syncs rates and calendars across Airbnb, Booking.com and Vrbo), a unified inbox, cleaning tasks and owner statements. If you're leaving Guesty over support or the interface but still need the same depth, it's the most natural landing spot.

Who it's for. Management companies with 15 to several hundred units and a team.

Who it's not for. A single-unit host: the pricing page sends one-listing hosts to a waitlist.

The catch. No public price. The pricing page is a form that first asks your tier (2-14, 15-49, 50+ listings), then books a call. That's the same opacity you disliked at Guesty Pro. Get a written quote with the per-listing rate, setup fees and term length, and compare it line by line with your Guesty invoice.

How to migrate. Keep Guesty live during setup. Move Booking.com and Vrbo first and Airbnb last, which is the order Guesty itself recommends for disconnecting.

Hospitable: automated guest messaging without Guesty's price

Automated messaging

Why switch to Hospitable. Hospitable was built to automate guest communication: check-in instructions, lock codes, review requests. Its pricing is public and low for a small portfolio. Essentials is $0. Host is $29 a month for 1 property ($10 for a second, two max), Professional $59 for 2 properties plus $15 each, Mogul $99 for 3 properties plus $30 each.

Who it's for. Hosts and small co-hosting businesses with 1 to about 10 units, mostly on Airbnb.

Who it's not for. A manager who needs heavy owner accounting: past 25 units, some users say it starts to feel limiting.

The catch. For 3 units, Professional comes to $74 a month ($59 plus $15), more than Guesty Lite's $27 subscription at the same size (before its 1% per reservation). You pay for automation, not for pure savings. Annual billing takes 12% off, and an annual plan is fully refundable within 30 days of starting your trial.

How to migrate. The 14-day trial needs no card and no onboarding call. Its support can load direct bookings from a CSV. On Booking.com, remove Guesty as the connectivity provider first: a listing accepts only one.

OwnerRez: no contract, no commission, strong on Vrbo

No contract

Why switch to OwnerRez. It's the cleanest answer to the commitment complaint: "No setup fees, booking fees, or contracts." The listed price is $88 a month for 5 properties, on a sliding scale beyond that. No cut of your bookings, no term.

Who it's for. Owners of 3 to 20 properties with a lot of Vrbo and direct business.

Who it's not for. Someone who wants a dead-simple interface: OwnerRez is dense.

The catch. Premium features (property management, QuickBooks, hosted websites, SMS) are added on top, and usage fees apply after 500 outbound message segments. A credit card must be kept on file on the account.

How to migrate. The trial lasts 14 days and premium features aren't billed during it. On Vrbo, don't unplug Guesty before starting: launch the Vrbo connection from OwnerRez and follow its Vrbo setup guide. See OwnerRez with Zapier to keep your automations.

Hostfully: a published per-property price from 1 to 199 listings

Per-property price

Why switch to Hostfully. It covers the same range as Guesty Pro (1 to 199 listings) but publishes a starting price. Growth starts at $15 per property per month and Pro at $25 per property, each plus a platform fee. Enterprise takes over at 200 listings.

Who it's for. Managers with 5 to 100 units who want a predictable budget.

Who it's not for. A one-unit host hunting for the cheapest bill: Hospitable or Beds24 cost less.

The catch. The platform fee amount isn't shown. Growth also adds a 1% payment gateway fee and 0.85% on direct bookings; Pro drops both. Monthly billing has no discount and Hostfully recommends annual, which brings back a commitment.

How to migrate. Plans include 1:1 onboarding calls (2 on Growth, 3 on Pro). A paid onboarding assistance program exists: ask its price before you sign.

Uplisting: a clear price and onboarding done with you

Clear price

Why switch to Uplisting. You see the price before you talk to anyone, and every plan includes a free 1:1 onboarding session. Operator is £90 a month for 5 properties (its monthly floor), Manager £208 for 5 properties. There's also a pay-as-you-go option for up to 10 properties: £0 a month plus 3% per booking for 1 to 4 properties, or 1.5% for 5 to 10.

Who it's for. Growing hosts and small managers who want to see the full price before any call.

Who it's not for. Someone leaving Guesty precisely to stop paying a percentage: skip the pay-as-you-go option.

The catch. The base price list is in pounds, and add-on prices are shown in GBP while local pricing is finalized. Annual billing (10% off) exists only on Operator and Manager.

How to migrate. The 14-day trial needs no card. Use the free onboarding session to map listings, rates and calendars before you unplug Guesty.

Smoobu: euro pricing you can read before signing

Euro pricing

Why switch to Smoobu. The opposite of a quote: the price list is public and billed in euros (the dollar figures on its site are estimates). Professional Flex is €29 a month plus 0.9% commission, Professional Prepaid €35 (€31.50 annually) with no commission, Teams Pro+ €55 (€49.50). Its FAQ gives the math: €28 for one unit, then €9.60 per extra unit, so about €47 a month for 3 units.

Who it's for. Hosts with 1 to 20 units in Europe.

Who it's not for. A US manager with heavy Vrbo volume, or anyone above 20 units, where Smoobu switches to quotes.

The catch. Hosts who left Smoobu cite support and sync issues. Cancellation needs 30 days' notice and takes effect at renewal. Our switch from Smoobu page covers its weak spots.

How to migrate. The 14-day trial needs no card. A booking channel connects to only one PMS at a time, so unplug Guesty from each channel before linking it.

Lodgify: when your booking website matters most

Direct bookings

Why switch to Lodgify. At Guesty, the booking website is a separate line on the invoice. At Lodgify, it's the core: site templates, a booking engine and online payments, with the channel manager around them. If cutting your dependence on Airbnb fees is the goal, it's the most direct route.

Who it's for. Owners of 1 to 10 units who want to sell direct.

Who it's not for. A management company that lives on OTAs and owner statements.

The catch. Basic starts at $14 a month billed annually ($18 monthly) for 1 property, but Starter is capped at 2 properties: from 3 units, Professional becomes mandatory, priced per property. The trial lasts only 7 days, half of most rivals.

How to migrate. Build your site before starting the trial, then connect channels during the 7 days. Our switch from Lodgify page lists its traps, and Lodgify with Zapier its automations.

Beds24: the lowest bill, for people who like settings

Lowest bill

Why switch to Beds24. It's Guesty's opposite: no contract, no minimum term, no setup fee, and a prepaid balance you top up yourself. Pricing starts at €15.50 a month and doesn't rise with booking volume. Each channel link costs €0.55 a month.

Who it's for. B&Bs, small inns and hands-on owners with time to configure.

Who it's not for. A manager who wants a team holding their hand: the learning curve is steep.

The catch. Everything is priced by the unit: €0.10 per SMS, €2 a month per extra user, €19 a month for a branded subdomain. Personal onboarding starts at €79. Billing is in euros.

How to migrate. The trial needs no card. Don't re-import future Airbnb or Booking.com reservations by CSV: let the channel bring them in on connection, or you'll create duplicates. See Beds24 with Make to keep your automations.

The 8 alternatives side by side

Our default picks: Hostaway for a growing management company, Hospitable for a small portfolio that wants automation. For a sense of scale on 3 units: Guesty Lite runs $27 a month (3 times $9) plus 1% of each reservation, Hospitable Professional $74, Hostfully Growth $45 plus the platform fee, Smoobu about €47. At 5 units, OwnerRez lists $88 and Uplisting Operator £90. One row per tool: entry price and trial on the left, commitment and migration on the right.

Migration plan

Leaving Guesty in eight steps

Order matters. Each step protects something: your upcoming reservations, your data, your Airbnb ranking, next month's invoice.

01

Read your contract and aim for the end of term

First

Find three things in your Guesty contract: the end date, the renewal terms, and your billing model (flat per listing or a percentage of bookings). That's your exit calendar. Start the new tool's trial a few weeks before the end of term, not after.

If you pay per listing, note Guesty's rule: a listing that's active at the start of the month gets billed. Deactivate the ones you've already moved before the end of the previous month.

Risk if rushed
an extra month or year
02

List everything that's running

Day 1

Write it all down: listings and connected channels, message templates, automations, guest forms, smart locks, dynamic pricing, cleaner accounts, owner accounting, booking website. One row per item, with its equivalent in the new tool.

Anything you didn't list won't make the trip. Message templates, in particular, get copied by hand.

Time
half a day
03

Export your data before you cancel

Critical

Guesty is explicit: once the account is deactivated, you can't reach your data. Export first. Reservation, property and task reports go out as CSV files by email; if a file never arrives, it's too big, so add filters and export by period. Each property can also be saved as a JSON file from its settings (Actions, then Export details to JSON file).

Keep income reports, owner statements and signed guest forms too: those are what your accountant will ask for.

After deactivation
no data access
04

Build your units in the new tool

Create units, rates, minimum stays and fees (cleaning, occupancy tax) in the new tool without touching channels yet. Copy your message templates and rebuild the automations that matter: check-in instructions, checkout reminder, review request.

Send yourself a test of every message.

Risk if rushed
guests with no instructions
05

Move Booking.com

Channel 1

A Booking.com listing accepts only one connectivity provider. In the extranet, open Account, then Connectivity Provider, and click Disconnect to remove Guesty. Then connect the new tool from the same page.

On connection, most tools pull upcoming reservations with limited detail: name, dates, price. Fill in emails, phone numbers and extras from your export.

Rule
one provider per listing
06

Move Vrbo

Channel 2

On Vrbo, don't ask Guesty to decommission or disconnect your connection before you start: listings can stay unlisted for days or weeks. Start the Vrbo connection from the new tool with your existing Vrbo login instead; at Hospitable, for example, Vrbo performs the switch once the connection is complete. Then turn off Guesty's automated messages so guests don't get duplicates.

Confirm your booked stays appear before you open new dates.

Risk if rushed
double bookings
07

Unplug Airbnb last

Last

Guesty says it plainly: remove Airbnb last, or you lose access to Booking.com and Vrbo inside Guesty. In Airbnb, first replace the Guesty integration email under Personal info with another address, then go to Account settings, Privacy, Connected services, and click Remove access under Guesty.

Then connect the new tool: it imports your listings and reservations. Let the channel bring in future stays instead of re-importing them by CSV.

Order
Booking.com, Vrbo, then Airbnb
08

Cancel, then watch closely for two weeks

On Guesty Lite, cancel from desktop: Account, Guesty billing, Overview, Cancel my subscription. You keep access until the end of the paid period. On Guesty Pro, the exit follows your contract: write to billing and keep the reply.

For one to two weeks, compare each channel's calendar with the new tool every day, and check that messages actually go out.

Migration pitfalls

What makes a Guesty exit go wrong

The same mistakes repeat from one migration to the next, in vendor guides and host forums alike. None are technical. They're oversights, and each costs a booking, a review or a month of fees.

Cancelling before exporting

After deactivation, your Guesty data is gone from reach. A missing owner statement or last year's invoice is a dispute you can't document. Export, open the files, then cancel.

Unplugging Airbnb first

Without Airbnb, Guesty no longer gives you access to Booking.com or Vrbo, so you'd run those channels by hand mid-move. Keep the order: Booking.com, Vrbo, then Airbnb.

Two tools on one listing

Booking.com and Vrbo accept one software per listing. Leaving the old one plugged in "just to see" means rates overwriting each other and dates reopening. One listing, one tool, at all times.

Re-importing future bookings

A CSV of future reservations on top of what the channel pulls in creates duplicates and broken calendars. Let channels import their own bookings and only fill in missing details.

Paying a month too many

At Guesty, a listing active at the start of the month is billed, and on the percentage plan a guest cancellation is billed too. Deactivate each moved listing before month end and aim for the end of your term.

Comparing quotes that don't compare

Flat per listing, percentage of bookings, platform fees, add-ons: turn every offer into one monthly figure for your real portfolio. Our best vacation rental software ranking places each tool, our channel manager page compares connectors, and our revenue management guide covers pricing tools.

FAQ · 9 questions

Guesty alternatives: frequently asked questions

  • How much does Guesty cost?

Guesty Lite starts at $9 per listing per month plus 1% per reservation, for 1 to 3 listings, with a 14-day trial. Guesty Pro, for 4 to 199 listings, is quote-only and, depending on the contract, billed per listing or as a percentage of your gross booking value. Add-ons (accounting, guest screening, premium channels) come on top. Always turn your full invoice into a per-unit figure before comparing.

  • What's the cheapest Guesty alternative?

Beds24, from €15.50 a month prepaid with no minimum term, if you accept a steeper learning curve. For a single unit, Hospitable's Essentials plan is $0. For 5 properties, OwnerRez lists $88 a month with no contract. Our vacation rental software ranking covers them all.

  • Guesty vs Hostaway: which one for a management company?

Both target management companies and neither publishes a price for that size. Hostaway quotes by tiers of 2-14, 15-49 and 50+ listings; Guesty Pro covers 4 to 199. The decision comes down to the written quote, support and owner accounting. Get both quotes for your real portfolio, setup fees included.

  • What happens to my data when I leave Guesty?

You keep access until the end of your paid period. Then the account is deactivated and your data is no longer reachable. Export first: CSV reports by email, a JSON file per property, owner statements and guest forms.

  • How do I disconnect Guesty from Airbnb?

Do it last, after Booking.com and Vrbo. In Airbnb, replace the Guesty integration email in Personal info, then open Account settings, Privacy, Connected services, and click Remove access under Guesty.

  • Guesty for Hosts lost support: should I just move to Guesty Lite?

Not necessarily. Guesty for Hosts has had no support since early 2026, and moving to Lite or Pro means reconnecting Airbnb, Booking.com and Vrbo anyway. Since you're reconnecting, compare Guesty Lite ($9 per listing plus 1% per reservation, 1 to 3 listings) with Hospitable and OwnerRez first. Watch out if you used the upgraded Vrbo connection: on Lite it drops to standard.

  • How long does a migration from Guesty take?

For a small portfolio, a few days is enough to build units and reconnect channels. For a management company, plan about three weeks: that's the range Guesty itself gives for configuring a Pro account. Add one to two weeks of calendar checks.

  • Which Guesty alternative works best with Vrbo?

OwnerRez is the usual pick for Vrbo-heavy owners, with no contract and $88 a month for 5 properties. Whatever you choose, don't disconnect Vrbo from Guesty first: start the connection from the new tool and let the switch happen there. Our switch from Lodgify guide covers the same Vrbo step.

  • Do I lose Guesty's dynamic pricing when I switch?

Yes, it stays with Guesty. Most destinations connect to an outside dynamic pricing tool or sell their own as an add-on. Our revenue management guide explains how to choose one.
