Smoobu alternatives: where to go, and how to leave without a double booking

Eight vacation rental tools compared, a router by reason for leaving, and a nine-step migration.

The short answer: Hospitable if guest messaging is eating your time, OwnerRez if Vrbo matters to your revenue, Guesty for one to three listings, Lodgify for a real direct booking site, Beds24 for the lowest entry price if you like to tinker, Hostaway past fifteen units, Uplisting for a public price list in pounds, Krossbooking for the lowest per-unit price in euros. One caveat first: with one to five properties on Airbnb and Booking.com, on the Prepaid plan with no commission, Smoobu is often still a fine choice. What costs you is each extra property, the Flex commission, the add-ons and ticket-only support.

The ranking is editorial: a sponsored spot is always labeled on its card, and no affiliate link changes a score.

The real reasons

Why hosts leave Smoobu, and who should stay

Smoobu has a solid reputation: 4.0 out of 5 on review sites from more than 500 reviews, two thirds of them five stars. People like how quickly they get going and the entry price. But 17% of reviews are one star, and they tell the same story: a bill that keeps growing, double bookings, support. Six reasons to leave, each one checked.

Who should stay on Smoobu. A host with one to five properties on Airbnb and Booking.com, on the Prepaid plan with no commission, who needs neither a direct Vrbo connection nor a big team. For that host, no tool on this page is different enough to justify a migration.

Every extra property costs more

Smoobu's FAQ quotes €28/mo for one property, then €9.60 per additional property. Three properties come to about €47 a month, ten to about €114 on the same math, and above twenty it is a quote. Smoobu bills in euros even in the US: dollar and pound figures are estimates. One long-time customer says the monthly bill went from €22 to €44 for the same service, and another reports 27% more at a single renewal.

The hidden Flex commission

Flex costs €29/mo plus a 0.9% commission on your bookings. Prepaid costs €35/mo with no commission. The €6 gap is covered at roughly €670 of bookings a month: above that, Flex costs more than Prepaid, and every peak-season month widens the gap.

Double bookings and sync

The most serious complaint: a channel sync fails and two guests show up for the same property. One host had two double bookings in a single day. For Vrbo, Smoobu's own help center describes an iCal connection: only availability moves, and Vrbo can take up to 24 hours to read it.

Ticket-only support

No phone line. Reviews describe sending tickets every other day while a channel is down, which is slow when a reservation is at stake. Priority support exists, but only on Teams Pro+ at €55/mo.

Add-ons that nearly double the bill

Smoobu's dynamic pricing costs €12.99 per property per month. For three properties that is close to €39 more, almost the price of the subscription itself. Each extra write-access account costs €12/mo.

Leaving takes planning

Every plan has a 30-day cancellation notice, effective at the next renewal,, so the current term stays payable to the end. Smoobu can also change its prices with 30 days' notice. Several reviewers describe a painful cancellation.

The 8 alternatives

Smoobu alternatives, tool by tool

Each profile covers why to move there, who it suits, its catch, how to bring your portfolio over, and its price as listed on the vendor's own pricing page. None imports Smoobu in one click: you rebuild properties, reconnect channels from the new tool, and upcoming reservations follow the connection. Scores come from our vacation rental software ranking. If you also run hotel rooms, see our hotel channel manager comparison. Also worth a look: Zeevou has a Forever Free plan at £0 with unlimited properties, built around its own distribution network, and Hostex is where at least one ex-Smoobu reviewer went, though neither publishes enough pricing for us to rank them.

01

Hospitable: guest messaging on autopilot

Automation

Why move to Hospitable. Hospitable is built around automated guest communication. It is the core of the product, not an add-on. If you spend more time in your inbox than in your calendars, start here, and the free Essentials plan lets you try it without paying.

Who it's for. Hosts with 1 to 10 properties, mostly on Airbnb, who answer the same guest questions every evening.

Who it's not for. Hosts who sell heavily direct: direct bookings carry a fee (1% on Basic, 4% plus 3% on Premium).

The catch. Pricing climbs per property. Host includes one property and caps at two, Professional adds $15 per property beyond the two included, Mogul $30 beyond the three included.

How to migrate. Remove Smoobu under Connected services in your Airbnb account, then connect Hospitable. Future bookings come across through the connection. On Vrbo, delete Smoobu's iCal links first: a directly connected tool has to be the only one on the listing.

Price. Essentials at $0, Host from $29/mo, Professional $59, Mogul $99. Three properties cost $74 (Professional, $59 plus $15). 12% off annually, 14-day trial with no card.

OwnerRez: a direct Vrbo connection, no booking fees

Vrbo

Why move to OwnerRez. Smoobu's own help center describes Vrbo as an iCal sync: only availability moves, and Vrbo can take up to 24 hours to read it. OwnerRez connects to Vrbo directly, with no booking fees and no contract.

Who it's for. US-facing owners with 3 to 20 properties who sell a lot on Vrbo.

Who it's not for. Hosts who want a light, simple interface. OwnerRez is dense.

The catch. The learning curve.

How to migrate. Delete Smoobu's iCal links on every Vrbo listing, then connect OwnerRez, which must be the only software on the listing. Afterwards, OwnerRez plugs into Zapier for the rest of your tools.

Price. $88/mo covers up to 5 properties, then a sliding scale. No booking fees, no contract, 14-day trial.

Guesty: Lite for 1 to 3 listings, Pro when you grow

1 listing to a portfolio

Why move to Guesty. Lite starts at a lower per-listing price than Smoobu for a small portfolio, and Guesty has a full suite for property managers when you grow. Smoobu moves to a quote above 20 properties; with Guesty you stay on the same platform.

Who it's for. Lite for one to three listings. Pro for managers with 4 to 199 listings who need team and owner workflows.

Who it's not for. Anyone who wants a price before talking to sales: Pro is quote-only.

The catch. Going from Lite to Pro is a different pricing world. At four listings you leave the public price list.

How to migrate. The pricing page describes no import. Ask sales what they bring over (listings, rates, direct bookings) and get it in the quote.

Price. Lite from $9 per listing per month for one to three listings, so $27 for three. 14-day trial. Pro on quote from 4 to 199 listings, Enterprise above 200.

Lodgify: for a real direct booking website

Direct bookings

Why move to Lodgify. If selling direct through a polished no-code website is the goal, that is Lodgify's strength. Its booking engine and payments go further than Smoobu's site.

Who it's for. Owners of one or two properties who live off direct bookings.

Who it's not for. Anyone with three or more properties: Basic takes one, Starter two, and the third forces Professional. Our guide to switching from Lodgify covers that trap.

The catch. Per-property pricing, and the best rates need a two-year commitment.

How to migrate. Build the site and the properties during the 7-day trial, then reconnect your channels. If you already automate tasks, Lodgify connects to Zapier.

Price. Basic from $14 per property per month, with the biggest discount on a two-year commitment, 7-day trial. Three properties force Professional, billed per property: get the exact total before you sign.

Beds24: the lowest entry price, if you like tinkering

Budget

Why move to Beds24. The lowest entry price on this list, in euros, with no commitment. The booking engine and pricing rules go deeper than Smoobu's, if you are willing to set them up.

Who it's for. B&Bs, small inns and owners who want to configure everything themselves and pay little.

Who it's not for. Anyone who picked Smoobu because it was quick to learn. Beds24 is dense and takes a few evenings.

The catch. Complexity, and a price that depends on your property count and channel links: you need the calculator to see the total.

How to migrate. Never import upcoming Airbnb or Booking.com reservations by CSV. Let the channel bring them in, or you create duplicates. Beds24 also connects to Make for automations.

Price. From €15.50/mo depending on property count, plus €0.55 per channel link per month. Extra user €2/mo, SMS €0.10. Free trial, no card.

Hostaway: for managers with 15+ units

Property managers

Why move to Hostaway. Smoobu goes to a quote above 20 properties and charges €12 for each extra write-access account. Hostaway is built for that scale: teams, cleaning tasks, owner statements.

Who it's for. Property managers running several owners' homes, from about fifteen units.

Who it's not for. Single-unit owners: Hostaway points them to a waitlist.

The catch. No public price. You need a sales call.

How to migrate. Ask for onboarding help to bring over listings and direct bookings, and get what is included in writing.

Price. Quote-only, with tiers of 2 to 14, 15 to 49 and 50+ listings.

Uplisting: a public price list, in pounds

Public pricing

Why move to Uplisting. You see the price before you sign, which matters after Smoobu's renewal increases.

Who it's for. UK managers with a handful to a few dozen listings who want a clear bill.

Who it's not for. Small owners: the monthly minimum hurts with one or two units.

The catch. A £90 monthly minimum on Operator, and pricing in pounds sterling.

How to migrate. Recreate listings and rates during the trial, then switch channels in the order below.

Krossbooking: the lowest per-unit price in Europe

Lowest per unit

Why move to Krossbooking. A flat price per unit with no hidden tiers: €6 per unit per month excluding VAT with channel manager and booking engine. Three units cost €18 a month, against about €47 at Smoobu.

Who it's for. European owners with 3 to 20 units who pay too much at Smoobu and want to stay in euros. The vendor is Italian, with sales in France and Spain.

Who it's not for. Owners of one or two units: activation requires three units minimum. And anyone who wants a widely reviewed tool: public reviews are still rare.

The catch. Setup, which several users find complex. The €4 Basic plan has no channel manager or booking engine, so you need Premium to replace Smoobu.

How to migrate. Book the free 30-day demo during your Smoobu notice period. Recreate units and rates, then connect channels one by one on switch day. Above 20 units, pricing is on quote.

Price. Basic €4 per unit per month excl. VAT (management only), Premium €6 with channel manager and booking engine. Three-unit minimum, no activation fee, no minimum term.

Migration plan

Leaving Smoobu in nine steps

The ground rule: at no point should a calendar be left without software pushing availability. Double bookings are born in that gap. Plan a few days of setup, then one to two weeks of checks. And start with the notice period, because it sets your date.

01

Cancel Smoobu 30 days before renewal

D-30

Every Smoobu plan has a 30-day cancellation notice, and cancellation takes effect at the next renewal. The current term stays payable to the end. Find your renewal date, cancel a little over 30 days ahead and keep the confirmation. Start your new tool's trial during the notice period, since most give 14 days.

Time
10 minutes
Trap
miss it and you pay another term
02

Export everything before you cut over

D-21

Export reservations, guest contacts (one user mentions an Excel export), message templates, seasonal rates and listing text. The terms we read do not say what happens to your data after cancellation, so do not count on access afterwards.

Time
1 to 2 hours
Risk if rushed
lost history
03

Switch off paid add-ons

D-21

Smoobu's dynamic pricing costs €12.99 per property per month, and each extra write-access account €12. Turn them off as soon as you decide to leave. They do nothing during the move and bill to the end.

Time
5 minutes
Saving
€12.99 per property/mo
04

Rebuild your properties in the new tool

D-14

Enter each property with rates, minimum stay, cleaning fees and local taxes. Copy each listing's registration or permit number. Prepare message templates but only switch them on after the move, or guests get everything twice.

Move Airbnb

Switch day

Airbnb accepts one connected software at a time. In your Airbnb account, go to Settings, Privacy, Connected services and remove Smoobu. Connect the new tool right away. If it is not ready, snooze the listing for the few minutes it takes rather than leave it unmanaged.

06

Move Booking.com

07

Move Vrbo

Switch day

At Smoobu, Vrbo runs on iCal: delete those import and export links on every listing. If your new tool connects to Vrbo directly (OwnerRez, Hospitable), it must be alone on the listing. Vrbo can take up to 24 hours to reread a calendar, so block sensitive dates by hand in the meantime.

Migration pitfalls

What makes a Smoobu exit go wrong

A migration rarely fails on switch day. It fails the night two guests arrive for the same unit, or the day another term gets billed. Six traps keep coming back.

Missing the notice by a day

Thirty days' notice, effective at renewal: cancel at D-29 and you are in for a full extra term, and the current term stays payable. Set a reminder at D-45.

The sync gap

Between removing Smoobu and connecting the new tool, a booking can land on a taken date. Prepare everything first, then disconnect and reconnect within fifteen minutes.

Imported duplicates

Importing Airbnb or Booking.com reservations by CSV that the channel also brings in doubles your calendar. Import direct bookings only.

The forgotten Vrbo iCal link

An old Smoobu iCal link left on a listing keeps blocking or freeing dates. Delete it before connecting a direct integration.

Add-ons still running

Dynamic pricing at €12.99 per property and extra accounts at €12 bill until renewal. Switch them off the day you decide.

Comparing prices that don't compare

Euros against dollars against pounds, VAT-exclusive against VAT-inclusive, two-year rates against monthly ones: bring everything to the same cycle and your unit count before you decide.

FAQ · 8 questions

Smoobu alternatives: frequently asked questions

  • What is the best alternative to Smoobu?

It depends on why you are leaving. Hospitable for automated messaging, OwnerRez if Vrbo matters, Krossbooking or Beds24 if price is the issue, Hostaway once you manage fifteen units or more. The router above maps each reason to a tool.

  • How much does Smoobu cost for 3 or 10 properties?

About €47/mo for three properties and about €114 for ten, based on Smoobu's FAQ: €28 for the first property, then €9.60 per extra one. Above twenty it is a quote. Add €12.99 per property if you use dynamic pricing.

  • Is Smoobu free?

No. All three plans are paid, with a 14-day free trial and no card required. If you need a free tool, Hospitable has a $0 Essentials plan; its paid plans start with Host at $29/mo.

  • Flex or Prepaid: which Smoobu plan is cheaper?

Prepaid, once you pass roughly €670 of bookings a month. Flex is €29 plus 0.9%, Prepaid €35 with no commission, and 0.9% of €670 is the €6 difference.

  • How do I cancel Smoobu?

With 30 days' notice on any plan. Cancellation takes effect at the next renewal, so the current term stays payable to the end. Screenshot the confirmation and export your data before the end date.

  • Does Smoobu connect to Vrbo through an API?

No. According to Smoobu's help center, Vrbo runs on an iCal calendar, so only availability syncs and Vrbo can take up to 24 hours to read it. OwnerRez and Hospitable connect to Vrbo directly.

  • Will I lose future bookings when I switch?

Not your Airbnb and Booking.com reservations: they come into the new tool through the channel connection. Direct bookings have to be recreated, and your history should be exported before the end of your term.

  • Smoobu or Lodgify?

Smoobu from three properties: about €47 a month, while Lodgify forces its Professional plan, priced per property, from the third unit. Lodgify wins for one or two units that live off direct bookings, thanks to its no-code site.
