Matterport alternatives: where to go and how to leave without breaking your listings

Seven destinations, one per reason for leaving, and a seven-step exit plan.

The short answer: CloudPano if you shoot lots of listings and want to keep a dollhouse, Kuula if you own a 360 camera and want the simplest swap, Zillow 3D Home if your buyers are on Zillow and you want free, Panoee for a real free tier and tours you can export, TeliportMe for a multi-brand team, Ricoh360 Tours if you shoot on a Theta, 3DVista to own a license instead of renting. Two things to know first. Your Matterport tours don't export, so you'll reshoot active listings. And the agreement needs 30 days' notice before renewal, with no downgrade mid-term. We compared all seven and checked their pricing in 2026.

The real reasons

Why people leave Matterport, and why it's hard

Matterport is still the benchmark for digital twins: dollhouse, measurements, floor plans. Nobody leaves over the tech. They leave over the bill, the contract, and what stays stuck inside when they stop paying. Six reasons, each checked against Matterport's own pages and agreement in 2026.

From 1 space to 50

The free plan holds one active space. The next tier listed publicly, Professional, starts at 50 spaces for $245 a month. An agent with five live listings pays for fifty. Sold homes must be archived to free a slot, and reactivations past your quota cost $20 each.

Add-ons by the listing

Schematic floor plans cost $14.99, $19.99 for 24-hour delivery, $39.99 for 6-hour. MatterPak files cost $49 on Professional, $59 on Free. Fifteen rush floor plans a month comes close to $600.

An agreement that won't shrink

Plans auto-renew for the same term, up to 12 months, unless you give written notice 30 days before the end. Mid-term, you can't cancel, reduce or downgrade. Reviewers say they couldn't shrink their account even with no tours in it.

Prices going up

Matterport announced an across-the-board price increase in 2025, applied at renewal through 2026 for annual plans. CoStar closed its acquisition the same year. In 2026 reviews, customers say their subscription cost doubled.

Tours you can't take with you

There's no way to export a tour and host it elsewhere. The agreement prohibits bulk download and hosting outside the platform, and warns that add-ons not yet downloaded may become unreachable. "You can't migrate them" shows up again and again in public reviews.

A Pro camera that only works here

A Pro3 costs $1,995 plus subscription, and the hardware terms ban using it with any other app or 3D software. Leaving Matterport means shelving it, unless you keep a small plan for clients who pay for twins.

The 7 alternatives

Matterport alternatives, one by one

For each tool: why switch to it, who it's for, its catch, how to move over from Matterport, and what it costs. One rule applies to all: none of them imports a Matterport space. Prices are as listed in 2026, in US dollars unless the vendor prices otherwise.

01

CloudPano: unlimited tours for a busy listing pipeline

Best value for volume

Why switch to CloudPano. On Matterport, listing number two pushes you off the free plan, and the next tier shown publicly is Professional at $245 a month for 50 spaces. CloudPano charges one flat price for unlimited tours: $33 a month billed annually, $49 month to month. For a photographer or brokerage juggling 10 to 40 active listings, that gap is the whole argument.

Who it's for. Real estate photographers and teams who want to keep some of what Matterport gave them: a 3D dollhouse view, 2D floor plans in black and white or color, MLS-compliant tour links, white labeling, and live video walkthroughs inside the tour.

Who it's not for. Anyone selling measurements. CloudPano's dollhouse is built from 360 photos, not a LiDAR scan.

The catch. One paid plan and no lasting free tier. Publishing to Google Street View costs $9.99 per upload. Practitioners on 360 forums like the speed but miss built-in photo editing, so correct your images before uploading.

How to move over. CloudPano can't import a Matterport space. Reshoot active listings with a 360 camera and swap the link on the MLS, Zillow and your site. Bonus for next time: CloudPano lets you download your tours, which Matterport doesn't.

02

Kuula: the easiest swap if you already shoot 360

Easiest switch

Why switch to Kuula. If you were feeding Matterport with a Ricoh Theta or an Insta360, you already own the hardware. Kuula takes your equirectangular photos as they are: upload, link the rooms, publish. No active-space count to babysit.

Who it's for. Solo agents and small teams who want one clean tour per listing on a light subscription.

Who it's not for. Anyone whose clients pay for dollhouse and measurements. Kuula doesn't build a 3D model.

The catch. The free tier is a trial in practice: 100 images a month, 25 per upload, the Kuula logo on your links, and hotspots visitors can't see. Paid plans (PRO, Business) are flat-fee, billed monthly or yearly; Business adds password protection and your own domain.

How to move over. Reshoot what's still for sale. For a listing you can't revisit, export one 360 snapshot per room from Matterport Workshop before your plan ends and upload those. Resolution drops, but the tour stays live.

Zillow 3D Home: free, if your buyers live on Zillow

Free for US listings

Why switch to Zillow 3D Home. It costs nothing. The app works with Ricoh Theta Z1, X, SC2 and V cameras, and the tour shows up on Zillow listings, where most US buyers start their search.

Who it's for. US agents who mostly need a walkthrough on their Zillow listing and don't resell tours.

Who it's not for. Photographers who brand and sell tours, and anyone outside the US market.

The catch. You can't import panoramas shot outside the app, and Zillow processes the tour on its side. Practitioners point out it's linked 360s, not a true 3D model: no dollhouse, no measurements.

How to move over. Install the app, pair your Theta, reshoot active listings. Keep your Matterport plan until each Zillow tour is live, then archive the old space.

Panoee: the best free tier, and tours you can take with you

Best free

Why switch to Panoee. The top complaint about Matterport in public reviews is that you can't migrate your tours. Panoee goes the other way: download a tour as a ZIP and self-host it. The free plan keeps unlimited tours and 3 GB of storage, forever.

Who it's for. Agents with an uneven pipeline. Pay as You Go costs $7 to $12 a month for one to three premium tours and only bills in months when a premium tour is public.

Who it's not for. Teams that want done-for-you floor plans or a dollhouse.

The catch. Free tours carry a "Created with Panoee" badge on a Panoee subdomain. Extra storage costs $0.15 per GB per month. Pro is $22 a month (password, custom floor plans, Street View); Enterprise is $99 a month or $950 a year with 20 GB and white labeling.

How to move over. Reshoot, or rebuild from Workshop snapshots. Compress panoramas before uploading so 3 GB lasts.

TeliportMe: several agents, several brands, one flat price

For teams

Why switch to TeliportMe. Every plan includes unlimited tours and storage. Business costs $29 a month billed annually ($35 monthly) and covers three users, five brands and a 3D dollhouse.

Who it's for. Small brokerages and teams running listings under more than one brand.

Who it's not for. A solo agent who wants the dollhouse on the cheapest plan: Essential ($19 annual, $25 monthly) doesn't include it.

The catch. Essential caps you at one brand, one user and 30 MB panoramas, without white labeling or Street View. Unlimited, at $83 a month annual ($99 monthly), removes the team limits.

How to move over. Set up one brand per office before uploading anything, then reshoot active listings and replace links one by one.

Ricoh360 Tours: the natural home for a Theta

For Theta owners

Why switch to Ricoh360 Tours. Ricoh's own service drives the Theta from its app, one shot per room, and syncs to the cloud. Active tours and storage are unlimited, even on the free plan, and it advertises MLS compatibility.

Who it's for. Theta owners who also want AI virtual staging: 20 rooms a month on Pro, 100 on Business.

Who it's not for. Insta360 or other camera owners: the workflow is built around the Theta.

The catch. Prices shown are annual: Pro $39 a month, Business $59. Each extra member is $20 (Pro) or $30 (Business) a month. Floor plans cost $20 each after the first free one, so 15 listings a month means $280 in plans.

How to move over. Your Theta is yours to use anywhere. Matterport's hardware terms only lock its own Pro cameras. Reshoot active listings, then archive the matching Matterport spaces.

3DVista: buy a license instead of renting your tours

Lifetime license

Why switch to 3DVista. If renting your own work is what bothers you, 3DVista flips the model. Virtual Tour Pro is a lifetime desktop license; bundles run from €999 to €1,899 (the vendor prices in euros) and include a year of updates and hosting with 5 GB.

Who it's for. Photographers who sell heavily customized tours: interactive floor plans, audio, client branding, offline delivery.

Who it's not for. An agent who wants a tour live in ten minutes. Expect hours of learning, not minutes.

The catch. A big upfront check, then hosting to renew after year one unless you self-host. Some users find the bundles hard to read.

How to move over. 3DVista stitches your raw photos itself. Matterport only offers 360 snapshots from Workshop; bulk extraction tools break its terms, so rebuild from what you're allowed to download.

Our default pick: CloudPano for volume, Kuula for a handful of listings. For scale, take five live listings at once: Matterport needs Professional at $245 a month, CloudPano is $33 annual, Kuula has a free plan before PRO, Panoee Pro is $22, and Zillow 3D Home is free if Zillow is your channel.

Leaving Matterport in seven steps

Order matters. Each step protects something: live listings, your files, your notice window, your transition budget.

01

List every space and where its link lives

First

Split your Matterport account into three piles: active listings, sold homes you use as portfolio pieces, and everything else. For each active listing, write down where the tour is embedded: MLS, Zillow, your site, client emails.

Every link you miss turns into a blank frame on a live listing the day your plan ends.

02

Find your renewal date and send notice

30 days

Matterport's subscription agreement renews automatically for the same term, up to 12 months, unless you give written notice of non-renewal at least 30 days before the end. During the term you can't cancel, reduce or downgrade.

Look up the end date in billing settings on my.matterport.com, set a reminder 45 days ahead, and send notice in writing. Only the account owner or billing contact can cancel.

03

Download what you can before the term ends

Don't skip

For each space worth keeping, grab the 2D photos, any floor plans you paid for, and one 360 snapshot per room from Workshop (then the Photos tab, one JPEG at a time). If you bought MatterPak or E57 files, download them now.

The agreement warns that some add-ons may not be retrievable after the subscription ends unless already downloaded. The navigable tour itself never leaves Matterport.

04

Decide what to reshoot and what to let go

Save money

Sold homes don't need tours. Active listings do. Your best portfolio tours sit in between: keep one on the free plan (one active space) or rebuild them as 360 tours from snapshots.

Archive instead of deleting. Matterport's help center says support can't restore deleted spaces.

Check your camera

Camera

A Ricoh Theta or Insta360 bought for Matterport works with Kuula, CloudPano, Panoee, TeliportMe and Ricoh360 Tours. A Matterport Pro2 or Pro3 doesn't: the hardware terms prohibit using it with any other app or 3D software.

With a Pro3 ($1,995 plus subscription), either keep a small plan for clients who pay for digital twins, or sell tours from a 360 camera going forward.

Reshoot active listings, newest first

On site

Start with the newest listings, which get the most showing requests. Plan roughly 45 minutes of shooting per 1,000 square feet, one shot per room, lights on. Publish, then replace the link everywhere your inventory lists it.

Do two homes first and compare them side by side with the old spaces before telling sellers about the switch.

Archive, then let the term run out

Finish

Once every link is swapped, archive the Matterport spaces. Archived spaces don't count toward your limit, but they can't be viewed or shared. At renewal, your notice takes effect.

Keep invoices and a screenshot of your space list: the agreement gives you only five days after an invoice to dispute a charge.

Exit pitfalls

What breaks a Matterport exit

The same mistakes come up again and again on 360 photographer forums. None are technical. They're calendar and contract slips, and each one costs a year of fees or broken listings.

Missing the notice window

Notice has to land 30 days before renewal. Miss it by a day and you're in for another full term, up to 12 months, with no downgrade. Set the reminder before you shop for tools.

Assuming tours transfer

No alternative imports a Matterport space. You leave with photos, plans and 360 snapshots. Budget reshoot hours into your transition.

Deleting instead of archiving

Deleted spaces don't come back. Archived ones cost nothing against your quota and can be reactivated. Archive anything you're unsure about.

Forgetting embeds

An embedded tour on the MLS or your site turns into an empty frame. Walk through your inventory line by line and check active listings from a phone.

Buying a camera you don't need

Your Theta or Insta360 works with almost every alternative. Only Matterport's Pro cameras are locked. Check hardware before picking software.

Promising sellers the same thing

A 360 tour isn't a digital twin: no reliable measurements, an approximate dollhouse or none at all. If you sold the dollhouse to win listings, update your pitch before switching.

  • Is your renewal date logged with a 45-day reminder?
  • Is every embedded link in your inventory?
  • Are paid plans and files downloaded?
  • Does your camera work with the destination?
  • Are sold homes archived, not deleted?
  • Did you compare two reshot homes with the old spaces?
FAQ · 7 questions

Matterport alternatives: common questions

  • Can I export a Matterport tour to another platform?

Not the walkable tour. You can download photos, purchased floor plans, paid technical files (MatterPak, E57) and 360 snapshots one by one from Workshop. The subscription agreement bans bulk export and hosting outside the platform, so the clean route is to rebuild from snapshots or reshoot.

  • What happens to my Matterport tours if I cancel?

Beyond the one active space the free plan allows, they stop being viewable by you and your clients. Add-ons you haven't downloaded may become unreachable. Archive rather than delete: deleted spaces can't be restored.

  • Can I use my Matterport Pro3 with other software?

No. Matterport's hardware terms say using its cameras with any other app or 3D modeling software is strictly prohibited. Consumer 360 cameras like the Ricoh Theta or Insta360 aren't covered by that rule.

  • Is there a free Matterport alternative?

Yes, for 360 tours. Zillow 3D Home is free for Zillow listings in the US. Panoee keeps unlimited tours and 3 GB free with its badge. Ricoh360 Tours is free for Theta owners. None builds a measured 3D twin.

  • Which alternative still has a dollhouse view?

CloudPano and TeliportMe Business generate a 3D dollhouse from your 360 photos. It shows layout and flow, but it isn't a LiDAR measurement. If clients pay for measurements, keep a small Matterport plan for those jobs.

  • Who owns Matterport now?

CoStar Group closed its roughly $1.6 billion acquisition in 2025. Matterport announced a price increase the same year, applied at renewal through 2026 for annual plans.

  • How do I cancel Matterport?

From settings on my.matterport.com, as the account owner or billing contact. Send written notice of non-renewal at least 30 days before your term ends; no downgrade is possible mid-term.
