The MantisProperty Zapier integration links your MantisProperty account, the CRM built for real estate agents and business brokers in Australia and New Zealand, to Zapier. Three events go out: a new contact, a new enquiry, an updated contact. One move comes in: creating an enquiry. All three triggers are polling ones, so Zapier checks on a timer.

Three results people build. Enquiries from elsewhere: a form or another tool sends its submissions to Create Enquiry, so every lead lands in MantisProperty instead of sitting in an inbox. A heads-up on new enquiries: New Enquiry posts to your team chat, so the team sees fresh leads without keeping the CRM open all day. A contact list kept in step: New Contact adds a row to a spreadsheet, and Updated Contact adds another when details change, which gives you an outside trace of the database.

What Zapier does not do here. There is no search, so a Zap cannot look up an existing contact or enquiry before acting. There is no action to create or update a contact: the only way in is Create Enquiry. Nothing is instant either, since all three triggers wait for Zapier's next check. And Create Enquiry runs your agent notification and your enquiry workflows by default, unless you switch those options off.

    Click the plus icon and add Filter: the field to look at, the rule and the value. Text rules only work on text. A filter makes the Zap multi-step, so a paid plan is needed.

01Is the MantisProperty Zapier integration free?
Yes. MantisProperty is not a premium app, so it works on Zapier's free plan. That plan gives 100 tasks a month and an unlimited number of Zaps, each with two steps: one trigger and one action. Posting each new enquiry to your team chat fits inside that. As soon as you want a filter that keeps only some leads, or a second action such as a spreadsheet row, the Zap becomes multi-step and needs a paid plan.
02How many tasks does a MantisProperty Zap use?
Triggers are free, so Zapier can check for new contacts, new enquiries and updated contacts as often as your plan allows without spending anything. You pay one task for each action that succeeds. A Zap that turns each form submission into an enquiry spends one task per submission. If it also posts a chat message, that becomes two. A failed action is not counted against your plan, so an error does not drain your allowance.
03Does MantisProperty trigger Zapier in real time?

05Why was the agent notified about an enquiry a Zap created?
Because Create Enquiry has two options switched on by default. Notify Agent? tells the agent that the lead was created, and Run Workflow? lets any automated workflows or autoresponders set up for new enquiries run for it. If you want the enquiry to land quietly, set one or both to false when you configure the action. Run a test first and check the result in MantisProperty before you publish the Zap.
06What if the MantisProperty operation you need is missing?
Then Zapier cannot do it through this integration. The list is short: three triggers (New Contact, New Enquiry, Updated Contact) and one action, Create Enquiry. There is no search and no action to create or edit a contact directly. You can still react to those three events in other apps, and feed new leads in as enquiries.
