Overview

What the Mortgage iQ Zapier integration actually does

Mortgage iQ is a mortgage CRM with lead management and marketing built in, aimed at retail, wholesale, correspondent and consumer direct lenders. The integration plugs it into Zapier, so a Zap (the automation you build on Zapier: one trigger, then one or more actions that run each time it fires) can carry each new lead or loan to your other tools.

One trigger, so the value comes from what you put after it. Three examples. A pipeline report that fills itself: each lead or loan added to Mortgage iQ becomes a row in a spreadsheet your managers already read. A heads-up for the right person: with a filter in front, only the files that match your condition reach a team chat channel. A follow-up list: the new lead lands in your email tool's audience, ready for whatever sequence you run there.

What Zapier does not do here matters as much. Mortgage iQ offers no action on Zapier, so a Zap cannot write back into it: no status, no note, no assignment. There is no search step either, so a Zap cannot fetch a lead or a loan that already existed. The trigger is a polling one, so a new file reaches your tools at the next check, not the moment it is added. And anything added before the Zap is switched on is never sent.

Vocabulary

Zapier vocabulary in one minute

Eight words carry this page. Each one is explained once, here, then used as is.

Zap
The automation itself: one trigger, then one or more actions that run each time the trigger event happens.
Trigger
The event in an app that starts the Zap. For Mortgage iQ, the only one is a new lead or loan being added.
Action
What the Zap does once it has started: the step that writes or sends something. With Mortgage iQ, actions happen in your other tools.
Task
The unit Zapier bills. One task is one action your Zap completes successfully; your plan counts those.
Polling trigger
A trigger Zapier checks on a timer: it asks the app for new items at a fixed interval and keeps only what it has not seen.
Instant trigger
A trigger the app reports itself, the moment the event happens. Mortgage iQ has none, so its trigger waits for the next check.
Filter
A step that lets the Zap carry on only when what arrived meets the condition you set, and stops it otherwise.
Multi-step Zap
Any Zap beyond one trigger and one action. A second action or a filter makes one, and it then needs a paid plan.
Cost

What it really costs

Mortgage iQ is not a premium app, so it works from the free plan. You pay in tasks, and the trigger itself is free.

  • Free plan100 tasks a month, unlimited two-step Zaps
  • Trigger checksNever billed
  • Successful action1 task each
  • Premium appNo

Checking Mortgage iQ for new leads and loans never costs a task, however often Zapier looks. Each action that succeeds in your other tools counts once, so one lead sent to a sheet and to a chat uses two tasks, and an action that fails is not counted. The free plan gives 100 tasks a month and unlimited Zaps, each limited to two steps. The interval grid below sets how often New Lead/Loan is checked on each plan.

Connect

Connect Mortgage iQ to Zapier in three steps

  1. 01

    Open your connections

In Zapier, open the Apps page and click + Add connection. A connection is your Mortgage iQ account linked once, then reused by every Zap that starts from it.

  2. 02

    Pick Mortgage iQ

Search for Mortgage iQ in the dialog, select it and click Add connection. You need an account on Mortgage iQ, plus read or write access on anything you do not own yourself and want the Zap to touch.

  3. 03

    Sign in and allow access

A tab opens on Mortgage iQ. Sign in with the account whose leads and loans the Zap should see, then grant Zapier access to it. The connection is ready.

First Zap

Your first Zap: a chat alert for the files that matter

GoalEach new lead or loan in Mortgage iQ that meets your condition posts a message to a team chat channel, so the right person picks it up.

  1. 01

    Pick the trigger

Build a new Zap, choose Mortgage iQ as the trigger app and New Lead/Loan as the event, then select the connection you made above.

  2. 02

    Test the trigger

Run the test. Zapier brings back the three most recent items of the connected account, so pick a real lead or loan and read the fields it carries.

  3. 03

    Add the filter

Add a Filter step from the plus icon, then set the field, the rule and the value. Use a text rule for text and a number rule for numbers. A filter needs a paid plan.

  4. 04

    Add the chat message

Pick your team chat and its action to send a message. Choose the channel, then write the message with values from the Mortgage iQ sample.

  5. 05

    Test, then publish

Test the message and read it in the channel. If it looks right, publish the Zap; from then on Zapier checks Mortgage iQ at your plan's interval.

Triggers

The Mortgage iQ trigger

1 event starts a Zap when something happens in Mortgage iQ. Zapier checks for them at the interval your plan allows.

1

New Lead/Loan

Polling trigger

In Zapier“Triggers when a new lead/loan is added to MiQ.”

Passes your Zap each new lead or loan added to Mortgage iQ, one at a time, so the next steps can log it, route it or announce it elsewhere. It is the only way Mortgage iQ data enters Zapier.

How it fires
Zapier goes and looks at regular intervals, and how often depends on your plan: every 15 minutes on the free one
When to use it
a manager wants every new file in a reporting sheet, or a team wants new leads in its chat without opening the CRM.
Watch out
the fields each lead or loan carries are not documented outside the editor, so run the test and read the sample before you map or filter on any of them.
When it breaks

When a Mortgage iQ Zap breaks

Zapier attaches no help article to Mortgage iQ, so the known failure points are the general ones of any Zap built on a polling trigger.

Read these three cases before you publish. If a Zap still stops, our Zapier troubleshooting page is the next place to go.

  • Nothing from before the Zap

A Zap only reacts to what happens after you switch it on. Leads and loans added earlier are not picked up; moving that backlog is a separate job.
  • A large batch held back

After a bulk import or a migration, a trigger can suddenly return a huge batch. Zapier's flood protection can hold it back.
  • The same file, once

On a polling trigger, Zapier keeps track of what it has already seen, so the same lead or loan does not start the Zap twice.

FAQ

Mortgage iQ Zapier integration: questions

01Is the Mortgage iQ Zapier integration free?
Yes, for two-step Zaps. Mortgage iQ is not a premium app, so it runs on Zapier's free plan, which gives 100 tasks a month and an unlimited number of Zaps. Each free Zap is one trigger and one action: New Lead/Loan, then one step in another tool, such as a row in a sheet. The chat alert on this page has a filter in front, so it is multi-step and needs a paid plan.
02How many tasks does a Mortgage iQ Zap use?
One task per successful action, and the trigger is free. Mortgage iQ has no action of its own, so every task is spent in your other tools: one lead copied to a sheet uses one task, copied to a sheet and announced in a chat it uses two. An action that fails is not counted. Your monthly use is the number of new leads and loans multiplied by the actions in the Zap, and a filter in front keeps that number down.
03Does the Mortgage iQ trigger work in real time?
No. New Lead/Loan is a polling trigger, so Zapier goes to check Mortgage iQ at a fixed interval. On the free plan that is every 15 minutes, on Professional every 2 minutes, and on Team and Enterprise every minute. On paid plans you can also change how often it checks, or run a check by hand from the editor. None of these checks costs a task, however often they run.
04What does it take to connect a Mortgage iQ account?
An account on Mortgage iQ, plus read or write access on anything you do not own yourself and want the Zap to touch. From the Apps page of Zapier you add a connection, pick Mortgage iQ, sign in in the tab that opens and grant Zapier access. The connection is then reused by every Zap that starts from New Lead/Loan, and testing New Lead/Loan brings back the three most recent items of that account.
05Can a Zap update a lead or a loan in Mortgage iQ?
No. Mortgage iQ offers no action on Zapier, only the New Lead/Loan trigger, so data travels one way: out of Mortgage iQ and into your other tools. A status changed in a spreadsheet, or a note added in a chat thread, stays there and never flows back into the CRM. If keeping Mortgage iQ itself up to date matters, plan that part of the work inside Mortgage iQ before building around the Zap.
06What if the Mortgage iQ operation you need is not there?
Open the Mortgage iQ page on Zapier: it shows the current list of triggers and actions, and today that list is New Lead/Loan alone. Fetching older files, or acting on one inside Mortgage iQ, cannot be built with this integration. One way around is to do that work in the tool that receives the lead, a sheet, a chat or an email tool, whose own actions may already cover the need.
07Zapier, Make or n8n for Mortgage iQ?
Choose on criteria rather than on a ranking. Check first whether Mortgage iQ is offered in the other tool at all; on Zapier it is, with one polling trigger. Then ask how fast a new lead has to reach your team: on Zapier that delay depends on the plan, from 15 minutes on the free one down to one minute. Last, count the actions you will chain after the trigger, since Zapier bills one task per successful action.
